About the Role:
Quality Management Group seeks a skilled and dedicated Onsite Maintenance Technician for our affordable housing community in the North Orange County area. In this vital position, you will be responsible for ensuring the safety, cleanliness, and optimal functioning of all community spaces and apartment homes. As the Onsite Maintenance Technician, you will live onsite and play a key role in supporting satisfaction, completing timely repairs, and maintaining high standards for property operations.

What You'll Do:
PROPERTY OPERATIONS
- Maintain all areas of the property to ensure a safe, clean, and attractive environment for and staff.
- Perform custodial duties including sweeping, mopping, vacuuming, trash removal, and window cleaning in all common areas.
- Identify, document, and repair health and safety risks throughout the property.
- Coordinate and oversee repairs in common areas, including managing third-party vendors as needed.
- Record, track, and complete work orders in Yardi for both common areas and individual units within established timelines.
- Keep the maintenance shop and storage areas clean, organized, and equipment in good condition.
- Assist with scheduling and preparing vacant units for new .
- Support the Community Manager in conducting annual apartment inspections.
- Stay informed about current vendor and supplier contracts.
- Respond to after-hours, weekend, and holiday emergency repair needs.
- Perform other property maintenance duties as assigned.
COMPLIANCE
- Participate in all assigned maintenance projects and training sessions.
- Comply with Fair Housing and Harassment Awareness protocols in all tasks and assignments.
- Always maintain a safe and compliant work environment.
FINANCIAL
- Forecast and maintain inventory of parts and supplies according to company protocols for property repair needs.
HUMAN RESOURCES
- Submit personal time and expenses weekly to the Supervisor.
- Maintain positive relationships with internal departments.
- Hold a valid California Driver’s License.
- Authorized to work in the United States.
CUSTOMER SERVICE
- Respond promptly and professionally to complaints and requests.
- Foster a community of preservation and pride, maintaining a clean and presentable environment for and visitors.
- Represent Quality Management Group by maintaining professional attire and wearing the company-issued uniform.
COMMUNITY RELATIONS & TEAMWORK
- Collaborate with the Maintenance Supervisor and Community Manager to maintain positive relationships with and external partners.
- Assist with the planning and delivery of programs and community initiatives.
- Attend company-sponsored team development events, which may occasionally require overnight travel.
- Support other property locations as needed to ensure operational continuity.
- Flexibility to work nights, weekends, and holidays based on community needs.
General Expectations
- Attend company-sponsored events and training sessions to support professional development and team growth; these may occasionally require overnight travel.
- Provide maintenance support at various community locations as needed.
- Demonstrate flexibility and availability to work some nights, weekends, and holidays based on the operational needs of the community.
- Maintain an organized inventory of company tools and equipment, ensuring all are in good working order for general maintenance and facility upkeep.

Technical & Maintenance Skills:
- Minor electrical repairs (appliances, fixtures, switches, outlets)
- Minor plumbing (clearing drains, replacing fittings/faucets)
- Replacing tiles, screens, garbage disposals, fixtures, appliances, window blinds, locks
- Minor carpentry (cabinetry repair, doors/windows, sanding/refinishing, fence repair)
- Grounds repairs (sprinklers, valves, timers)
- Minor masonry, concrete, roofing, fencing, and painting
- Safe operation of equipment, machines, and tools per manufacturer specifications
- Knowledge of water/gas meter shutoffs and sewer cleanouts for common areas and units
- Understanding of SDS protocols for workplace safety

Experience & Education:
- Minimum high school diploma or equivalent required. At least two years of recent experience in apartment property management or a related maintenance field.
Legal & Onsite Requirement:
- Valid California Driver License; authorized to work in the United States. Willingness and ability to live onsite as a requirement of employment.
Physical Demands:
- Ability to work indoors and outdoors in all weather conditions and varying noise levels
- Regular use of hands to grip, handle, and operate hand/power tools
- Frequent movement around the property (offices, units, rooftops, etc.), including up to 7–8 hours of walking per day
- Occasional lifting/moving up to 50 lbs.; ability to climb, balance, stoop, kneel, crouch, and crawl
- Operate computers, office equipment, and handheld devices
- Adequate vision (close, distance, , peripheral, depth perception, focus) and hearing for communication
