JOB DESCRIPTION SUMMARY

This position involves performing technical and mechanical work to ensure the physical aspects of buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and functionality.

  • Schedule: Monday-Friday + rotating on-call

Essential Responsibilities

  1. Complete work orders from resident requests and perform preventative maintenance by diagnosing issues and making repairs following safety standards and codes.
  2. Prepare vacant units for leasing by conducting inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance, and inspecting work.
  3. Manage materials, supplies, and tools by tracking usage, returning unused items, and notifying supervisors for reordering.
  4. Accurately document service requests and maintenance activities for tracking purposes.
  5. Maintain grounds, common areas, and amenities through cleaning, trash removal, pressure washing, and painting as needed.
  6. Support cost and expense control by repairing rather than replacing parts and practicing efficient use of materials and tools.

Other Responsibilities

  1. Follow safety policies, participate in safety meetings, and report incidents promptly.
  2. Periodically inspect contractor and vendor work to ensure quality standards are met.
  3. Conduct routine property inspections to identify safety concerns and physical needs, communicating issues to management.

Physical Demands

  • Ability to stand, walk, sit, bend, climb ladders, reach, carry objects, and crawl in confined spaces.
  • Work outdoors in all weather conditions.
  • Lift up to 25 pounds independently and 50 pounds with assistance.
  • Occasional travel may be required.
  • Flexible schedule including evenings, weekends, and holidays.

Required Licenses or Certifications

  • EPA Type 1 and II or Universal refrigerant recycling certifications (for certified technicians).
  • All certifications required by state and local laws.
  • Valid driver’s license for operating golf carts depending on property size.

Compensation

The hourly rate is $22.00 - $24.00, with additional bonuses based on performance and role specifics.
