Location:

This position will work out of our beautiful new property in downtown Minneapolis, Moment Apartments (222 market rate units).

Schedule & Hours:

• The schedule for this role will be Monday - Friday; 8 AM - 4:30 PM
• Some evening and weekend on-call rotations are required. Ask about our new on-call incentive program!

Minimum Qualifications

• High school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience.
• 2-5 years of experience in maintenance or related carpentry/construction, ideally in residential or commercial real estate.
• Current and valid driver's license required; must pass a Motor Vehicle Record check and have a safe driving record.
• Must successfully meet criminal background screening requirements.
• Special boilers license or willingness to obtain one, if applicable.
• Own hand tools required.
• Willingness and ability to run errands for maintenance supplies and other items.
• Excellent verbal, written, and presentation skills; effective communication with tenants, vendors, and internal teams.

• Work hours may vary based on portfolio needs.

Essential Functions

• Complete general maintenance including plumbing, electrical, HVAC, carpentry, painting, and landscaping.
• Respond to work orders and tenant requests within 24 hours.
• Prepare and turn vacated units within 24 hours, ensuring cleanliness, repairs, and painting are completed promptly.
• Assist in scheduling and performing preventive maintenance.
• Perform hands-on repairs and maintenance with attention to detail.
• Diagnose problems, replace parts, test, and adjust as needed.
• Use hand and power tools, meters, and equipment safely and effectively.
• Conduct regular property inspections to ensure maintenance and cleanliness.
• Work on designated days, including some overtime, evenings, and weekends as needed.
• Perform other duties as assigned based on business needs.

Work Environment

• Exposure to fumes, airborne particles, moving mechanical parts, and noise, which can be loud.

Physical Requirements

• Regularly required to talk, hear, stand, walk, bend, kneel, stoop, crouch, crawl, and climb.
• Must frequently lift/move items over 50 pounds.
• Vision requirements include close, distance, peripheral, and depth perception, and focus adjustment.
