Qualifications

• High school diploma or equivalent required.
• 12 years of general maintenance or related experience preferred.
• Basic understanding of building systems and general trades: plumbing, electrical, HVAC, carpentry.
• Strong problem solving and time management skills.
• Ability to work independently with minimal supervision.
• Excellent communication and customer service mindset.
• Reliable, punctual and committed to maintaining property excellence.
• Physical ability to lift up to 50 lbs, climb ladders and perform duties in varying environmental conditions.
• Valid drivers license and reliable transportation required.

Responsibilities

• Perform routine maintenance and minor repairs in areas such as electrical, plumbing, HVAC, carpentry and painting.
• Respond promptly to resident and tenant service requests with courteous, professional communication.
• Conduct regular inspections of buildings, systems and grounds to identify maintenance needs and safety concerns.
• Assist with apartment and office turnovers including cleaning, painting and fixture replacement.
• Maintain tools, equipment and supplies in good working condition; report shortages or repair needs.
• Support snow removal, landscaping and seasonal maintenance as needed.
• Participate in the on-call rotation for after-hours maintenance emergencies.
• Adhere to Elm Grove safety policies, procedures and company standards of conduct.
