Job summary

Energy Jobline ZR is seeking a dependable Maintenance Technician to care for an apartment community in Saint Paul, MN. You will perform hands-on repairs, preventive maintenance, and respond to maintenance requests to keep residents comfortable and safe.

You will work with the Real Estate Manager and Maintenance Supervisor, handle on-call duties, manage vendor bids, and ensure units are ready for turnover. A CMRT certification and at least two years of experience are preferred.

Qualifications

  • High school diploma or GED or equivalent.
  • Minimum two years of apartment maintenance experience.
  • CMRT certification is preferred.

Responsibilities

  • Complete maintenance requests promptly, including repairs and preventive maintenance.
  • Maintain exterior grounds, prevent ice and snow hazards, and perform routine upkeep.
  • Assist in scheduling work orders and coordinating with vendors.
  • Prepare vacant units for turnover (painting, cleaning, carpet shampooing).
  • Report safety and maintenance concerns and document work performed.

Job DescriptionJob DescriptionPosition Summary & Primary ResponsibilitiesThe Maintenance Technician is responsible for maintaining the physical condition, appearance, and functionality of the apartment community through timely repairs, preventive maintenance, and exceptional customer service. This role ensures that maintenance requests, unit turns, and property upkeep activities are completed safely, efficiently, and to company standards.The Maintenance Technician works closely with the Real Estate Manager and Maintenance Supervisor to support daily operations, maintain resident satisfaction, and preserve the value of the property. This position also participates in the on-call rotation and assists with emergency maintenance needs as required.Primary ResponsibilitiesComplete maintenance requests in a timely manner, including hands-on building repairs, preventive maintenance, and general property upkeep.Maintain exterior grounds and common areas, including trash removal, sweeping sidewalks and curbs, watering trees, shrubs, and flowerbeds, and performing snow removal and ice control activities as needed.Assist the Real Estate Manager or Maintenance Supervisor in prioritizing and managing work orders to ensure timely completion.Support the Maintenance Supervisor in scheduling maintenance activities for buildings, equipment, and property systems.Assist in obtaining and organizing vendor bids for special projects, contracted services, and major maintenance work.Ensure vacant units are prepared thoroughly and on schedule for new , including painting, cleaning, carpet shampooing, and repair work.Assist in maintaining adequate inventory levels of maintenance supplies, equipment, and materials.Perform emergency repairs and respond to after-hours maintenance requests in accordance with the on-call maintenance schedule.Report maintenance, operational, and safety concerns to the Real Estate Manager in a timely manner.Utilize company technology platforms to document completed work, track work orders, record follow-up actions, and identify additional resource needs.Maintain a safe work environment and comply with all company policies and safety procedures.Perform other duties as assigned.Education & ExperienceHigh school diploma, GED, or equivalent required.Demonstrated experience in all phases of building maintenance, including but not limited to appliance repair, HVAC, plumbing, electrical, carpentry, and preventive maintenance.Minimum of two (2) years of apartment maintenance experience .Certified Maintenance & Reliability Technician (CMRT) certification .Knowledge, Skills & AbilitiesExcellent time management and organizational skills.Strong interpersonal and communication skills with the ability to interact professionally with , vendors, contractors, and team members.Ability to demonstrate sound judgment and effective problem-solving abilities.Ability to work independently while contributing effectively as part of a team.Willingness to learn and develop skills across multiple maintenance disciplines.Proficiency with technology and the ability to quickly learn and utilize maintenance management software and other digital platforms.Strong customer service skills with a commitment to resident satisfaction.Ability to prioritize multiple tasks and respond effectively to changing operational needs.Working knowledge of building systems, maintenance practices, and safety procedures.Ability to safely operate maintenance tools, equipment, and machinery necessary to perform assigned duties.
