The Maintenance Technician provides repair and preventive maintenance of all on‑site buildings, including grounds upkeep. The technician adheres to budgetary and legal guidelines and communicates effectively with residents, staff, and management.
The Technician reports to the Property Manager and does not supervise other employees.
The job often involves outside weather exposure, moderate noise, and contact with unsanitary conditions, insects, rodents, human waste, and noxious fumes. Employees must handle cramped positions, hands‑and‑knees work, and daily walking, standing, sitting, stooping, kneeling, crouching, climbing stairs, and lifting up to 75 pounds. Regular vision is required.

Technicians are expected to own and replace basic hand tools and small electric tools. Cleaning equipment such as vacuum cleaners, brooms, and mops, and snow removal equipment such as shovels or snowblowers may also be used.
