Responsibilities

  • Be on-call and respond to emergencies and resident requests within 50 miles of the site.
  • Maintain lawns: mowing, trimming, seeding, sodding, repairing, winterizing.
  • Repair exterior areas: painting and rescreening windows.
  • Keep occupied units compliant with codes; prepare vacancies; repair appliances, plumbing, electrical, heating/cooling, walls, flooring.
  • Perform snow and ice removal on sidewalks, walkways, parking lots, roofs, and common spaces.
  • Replace unit locks for turnover and all entrances and outbuildings.
  • Coordinate and supervise subcontractors hired by the company.
  • Maintain small equipment such as lawnmowers, tractors, snowblowers, chainsaws, and power tools.
  • Purchase approved supplies: paint, brushes, locks, pipe, wiring, light bulbs, etc.
  • Apply knowledge of electrical, mechanical, plumbing, building, carpentry, and heating systems.
  • Diagnose and troubleshoot equipment malfunctions and resolve them using appropriate resources.
  • Assist during periodic unit inspections to identify short-term repair needs and sanitation issues.

Thies & Talle Management, Inc., a leading property management company with over forty years of experience in the multi‑housing industry, is seeking a full‑time Maintenance Technician to serve four apartment communities in St. Francis, Zimmerman, Princeton, and Elk River, MN. The role involves maintaining apartments, common building systems, grounds, and assisting with unit turnovers. The position requires attention to detail, strong customer‑service skills and experience in appliance repair, plumbing, electrical work, and carpentry. On‑call hours are required. SUMMARY

The Maintenance Technician provides repair and preventive maintenance of all on‑site buildings, including grounds upkeep. The technician adheres to budgetary and legal guidelines and communicates effectively with residents, staff, and management.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Be on‑call and respond to emergency and resident requests within 50 miles of the assigned site.
  • Maintain lawns: mowing, trimming, seeding, sodding, repairing, and winterizing.
  • Repair outside building areas such as painting and rescreening windows.
  • Keep occupied units compliant with codes, prepare unoccupied units for rent, repair appliances, plumbing, electrical, heating/cooling systems, walls, flooring, sprinkler systems, re‑framing, and telephone lines.
  • Perform snow and ice removal: snowblowing, shoveling, salt application, and ice‑pick removal on sidewalks, walkways, parking lots, roofs, and common spaces.
  • Replace unit locks for turnover and all entrances and outbuildings.
  • Coordinate and supervise subcontractors hired by the company.
  • Maintain small‑motor equipment such as lawnmowers, tractors, snowblowers, chainsaws, and other power tools.
  • Purchase approved supplies: paint, brushes, locks, pipe, wiring, light bulbs, etc.
  • Apply knowledge of electrical, mechanical, plumbing, building, carpentry, and heating systems.
  • Diagnose and troubleshoot equipment malfunctions and resolve them using appropriate resources.
  • Assist during periodic unit inspections to identify short‑term repair needs and sanitation issues.
SECONDARY DUTIES AND RESPONSIBILITIES
  • Purchase and retrieve approved parts and materials.
  • Coordinate contractor schedules such as painters and carpet installers.
  • Prepare and maintain paperwork: invoices, service requests, timesheets.
  • Haul material to landfill.
  • Consult vendors for best‑value goods and services.
  • Stay informed on changing codes and implement necessary changes.
  • Communicate changes, maintenance needs, and tenant issues to management.
SUPERVISORY RELATIONSHIPS

The Technician reports to the Property Manager and does not supervise other employees.

WORKING CONDITIONS

The job often involves outside weather exposure, moderate noise, and contact with unsanitary conditions, insects, rodents, human waste, and noxious fumes. Employees must handle cramped positions, hands‑and‑knees work, and daily walking, standing, sitting, stooping, kneeling, crouching, climbing stairs, and lifting up to 75 pounds. Regular vision is required.

SMALL TOOLS REQUIRED TO BE OWNED AND OTHER EQUIPMENT USED
