A New Hire Signing Bonus of $1,000 is offered for this position.
To be awarded a signing bonus, a successful candidate must sign an OCHA New Hire Signing Bonus Agreement prior to the first day of employment. Signing bonuses will be awarded in 2 equal $500 payments. The first payment will be made once the employee has completed one full 2 week pay period. The second payment will be made upon successful completion of the employees Six Month Introductory Period.
Scope
Perform maintenance repairs for compliance with industry standards and equipment and unit make-ready work necessary for the upkeep and operation of building(s), grounds and equipment.
Accountability
Directly responsible to the Maintenance Supervisor or Housing Manager.
Essential Duties And Responsibilities
Complete Work Orders assigned by Maintenance Supervisor or Housing Manager.
Perform preventative maintenance and repairs to plumbing, heating, ventilation and air conditioning equipment, pumps, electrical systems and pneumatic control systems. Repair minor building/unit problems. Obtain appropriate materials/equipment/tools necessary to make repairs. Repair/replace doors and locks. Repair ranges and refrigerators. Unclog drains and sewers. Replace lighting fixtures and burned out bulbs. Repair/replace fences and concrete or asphalt surfaces. Exterior/grounds work, mowing, edging and trimming grass, trimming or removing trees, watering, fertilizing applying pesticides/insecticides to trees, grass and shrubs. Secure unoccupied units. Clean, paint and repair (make-ready) unoccupied units. Make-ready can encompass the following activities: painting; cleaning; drywall repairs/installation; floor care and ceramic/vinyl tile repairs; caulking; door repairs; door locks; general plumbing and electrical; window and door screen repairs and siding repairs.
All repairs should be in compliance with industry standards (PHAS).
Assist with basic training and instruction of Maintenance Technician I and II.
Complete work order written documentation and inventory control.
Must be available for emergency, after-hours, weekend and holiday work.
Must comply with OCHA policies and procedures.
Perform other duties as assigned by Maintenance Supervisor or Housing Manager.
Working Conditions
Office environment as well as field environment. Possible exposure to inclement weather, dusty, dirty, noisy, mechanical hazards, noxious fumes, paints and solvents and unsanitary conditions. Stress due to volume, emergencies and time schedules.
Qualifications Required
High School Diploma, or equivalent, with vocational school training, three years maintenance experience, or a combination thereof. Ability to use initiative, work independently and take appropriate action on unassigned tasks. Basic computer skills and data entry. Ability to establish and maintain effective working relationships with others, deal tactfully with the public, and retain proprietary information as confidential. Ability to understand and follow written and/or verbal instructions. Demonstrate sound judgment. Ability to comply with Authority attendance policies. A valid Oklahoma Driver License with an acceptable driving record.
Will be required to perform on-call, emergency maintenance, as scheduled by Central Office, which can include working after-hours, during weekends and holidays.
Physical
Able to lift, raising or lowering, 50 pounds. Ability to prepare and read work orders, computer generated products, and forms. Ability to communicate effectively and clearly in person, by radio and telephone. Ability to enter and access all areas of all buildings and dwelling units for which responsible. All physical requirements are evaluated based on the ability to perform, with or without reasonable accommodations under the ADA.
This position is not eligible to telework.
