As a Maintenance Technician II - Plumbing,in this role you're responsible for maintaining building systems and equipment with a primary focus on plumbing maintenance and repair to ensure a safe, functional, and comfortable environment for residents, visitors, and staff at Blue Skies of Texas. This position requires working both independently and collaboratively with Blue Skies and contracted maintenance personnel to perform timely, high-quality maintenance of all physical plant facilities, with a strong emphasis on the reliability and integrity of plumbing systems.

What you will do in this role:

  • Plans, organizes, and manages assigned work orders to achieve greatest productivity and work efficiency, with safety and quality of plumbing and maintenance work being the highest priorities.
  • Complies with all maintenance department and Blue Skies safety rules, regulations, and general policies, including safe handling of plumbing materials and tools.
  • Responds immediately to emergency maintenance calls, ensuring the safety of residents and facilities, including urgent plumbing repairs to prevent water damage.
  • Responds promptly to all work orders in the CMMS system, prioritizing urgent and life safety-type work orders, and logs time tracking accurately within the system.
  • Performs plumbing maintenance and repairs, including fixing leaks, unclogging drains, replacing faucets, valves, and other fixtures, and maintaining water heaters and drainage systems.
  • Assists in maintaining inventory of plumbing materials, parts, supplies, tools, and equipment, ensuring adequate stock for timely repairs.
  • Ensures all Company-provided, job-required tools, such as tool belt, tool bag, tool box, and plumbing tools like pipe wrenches and drain snakes, are in possession and on-hand when responding to work orders.
  • Performs mechanical-related tasks, minor electrical and basic plumbing repairs, and minor carpentry tasks, as directed.
  • Troubleshoots and repairs or replaces door hardware.
  • Changes out appliances such as dishwashers, refrigerators, and stoves, and performs minor repairs and preventive maintenance on same, as directed.
  • Serves as first responder for hot and cold calls.
  • Performs other duties as assigned by Supervisor.
Qualifications

Qualifications:

  • Required: Possess a minimum of at least three years work experience in the maintenance and repair field (trade school can be considered) with at least one year focused on plumbing maintenance and repair.
  • Required: Must possess a current, valid Texas drivers license with a good driving record and remain insurable by Blue Skies carriers.
  • Preferred: Certification in plumbing maintenance from a recognized trade program is a plus.
  • Preferred: High school diploma or equivalent. Minor repairs and preventive maintenance experience of small appliances is a plus.
  • Must be able to respond to and address emergency situations in a prompt, safe, and correct manner without supervision.
  • Basic knowledge of tools and equipment needed to maintain a large Continuing Care Retirement Community complex.

Work Schedule: Core work hours are from 8:00 am to 5:00 pm, Monday through Friday; however, special projects, assignments, and department goals and objectives may require working additional hours, including evenings, weekends, and holidays, and potentially On-Call.

In 1970, the first of our two campuses opened in San Antonio. Air Force Village I was followed in 1987 by Air Force Village II. For decades, our campuses created a community for officers of the armed forces - a retirement lifestyle rich with camaraderie and the shared common bond. We began by providing support to the widows of those who have served, and that legacy continues. In 2014, we expanded our eligibility to embrace a wider range of retired seniors, including those from civilian careers. With this change, a new name - Blue Skies of Texas - was added, and the campuses were renamed Blue Skies East and Blue Skies West. Continuing to offer modern residences and a range of senior-focused services and amenities, the Air Force Village legacy we cherish carries forward in Blue Skies of Texas.
