MAINTENANCE TECHNICIAN II - DOMINION PLACE - RICHMOND, VA

General Statement of Duties:

Under limited supervision, performs skilled maintenance functions, including minor repairs that do not require a license in electrical, plumbing, appliances, flooring, carpentry, painting, and heating/air systems.

Supervision: Reports to Maintenance Supervisor. No supervisory duties.

FLSA Status: Nonexempt

Essential Functions:

  • Performs clean-out and demo work for apartment turnovers to ensure timely readiness.
  • Performs carpentry duties such as drywall repair, cabinet replacement, window/glass repair, door/lock repair, and tile repair.
  • Handles drywall patching, painting, cover plate replacement, and cleaning of common areas.
  • Monitors inventory, delivers supplies, and manages tools and materials.
  • Removes snow and maintains grounds through mowing, pruning, and debris removal.
  • Performs preventive maintenance and assists in maintaining equipment safely.
  • Provides emergency on-call maintenance support as needed.
  • Assists at other properties as required.

Minimum Education, Training, and Experience:

  • High School diploma or GED
  • 3-5 years of related experience
  • Knowledge of electrical, plumbing, appliances, HVAC, and carpentry

Preferred Qualifications:

  • CAMT certification
  • Completion of Greenlight Maintenance Learning Plan

Skills and Abilities:

  • Skilled in at least two trades (electrical, plumbing, appliances, HVAC, carpentry)
  • Proficient with cell phones and tablets
  • Available for on-call urgent maintenance
  • Basic English communication skills

Physical Requirements:

  • Must live within 30 minutes of the property unless approved
  • Capable of lifting up to 50 pounds, climbing ladders, working overhead, and performing physical tasks
