MAINTENANCE TECHNICIAN II - DOMINION PLACE - RICHMOND, VA

General Statement of Duties:

Under limited supervision, performs skilled maintenance functions including minor repairs in electrical, plumbing, appliances, flooring, carpentry, painting, and heating/air issues that do not require a license.

Supervision: Reports to Maintenance Supervisor. No supervisory duties.

FLSA Status: Nonexempt

Essential Functions:

  • Performs clean out and demo work for apartment turnover to ensure timely make-ready status.
  • Performs carpentry duties such as drywall repair, cabinet replacement, window/glass repair, door/lock repair, and tile repair.
  • Handles drywall patching, painting, and cleaning of common areas.
  • Monitors and organizes inventory; delivers supplies as needed.
  • Removes snow and maintains grounds through mowing, pruning, and debris removal.
  • Performs preventive maintenance and assists with equipment upkeep following safety standards.
  • Provides emergency on-call maintenance support after hours.
  • Assists at other properties in the region as needed.

Minimum Education and Experience:

  • High School diploma or GED
  • 3-5 years of related experience
  • Basic knowledge of electrical, plumbing, appliances, HVAC, or carpentry

Preferred Qualifications:

  • CAMT certification
  • Completion of Greenlight Maintenance Learning Plan

Skills:

  • Proficient in at least two trades (electrical, plumbing, HVAC, carpentry, etc.)
  • Technical proficiency with mobile devices
  • Availability for on-call emergencies
  • Basic English communication skills

Physical Requirements:

  • Must live within 30 minutes of the property unless approved
  • Ability to lift up to 50 pounds, climb ladders, work overhead, stand/walk for long periods, and perform physical tasks like shoveling snow
