Description

Position Details

  • Salary Range: $24 - $27 hourly (DOE)
  • Work Schedule: Tuesday – Saturday (9:00am – 6:00pm)
  • This position does not include a compensated apartment unit.
  • Non-Exempt

Job Summary

Under the supervision of the Maintenance Manager, the Maintenance Technician II assists with maintaining the community's appearance and maintenance needs. Responsibilities include curb appeal, supporting the Maintenance Manager, coordinating make-readies and move schedules, performing repairs, preventative maintenance, and overseeing construction/rehabilitation projects. The role collaborates with the Maintenance Manager to support occupancy goals and resident satisfaction.

Essential Functions

  • Assist with daily maintenance team activities, applying GK policies and standards.
  • Ensure timely completion of repairs, unit turns, and work orders.
  • Communicate progress and issues to the Maintenance Manager.
  • Maintain security of keys and supplies, ensuring safety and security policies are followed.
  • Provide excellent customer service to residents.
  • Assist in maintaining inventory of supplies and equipment.
  • Keep common areas clean and attractive, including landscaping and pool maintenance.
  • Participate in safety meetings and adhere to safety policies.
  • Respond to emergencies and resident requests promptly.
  • Perform routine inspections and preventative maintenance on various systems.
  • Maintain a flexible schedule, including weekends, evenings, and holidays.

Other Responsibilities

  • Regularly inspect and clean the property, including pet waste removal and landscaping.
  • Assist with painting, lighting, and general upkeep of the property.
  • Maintain organized work areas and tools.
  • Present a professional attitude to ensure resident satisfaction.

Materials and Equipment

Use of ladders, power tools, hand tools, and maintenance supplies. Office equipment such as computers and smartphones are also used.

Knowledge, Skills, and Abilities

  • Effective communication and customer service skills.
  • Attention to detail, organization, and problem-solving skills.
  • Ability to work independently and as part of a team.
  • Valid driver’s license and reliable transportation.
  • Proficiency in English and basic computer skills.
  • Knowledge of maintenance procedures and safety standards.

Minimum Qualifications

  • 2+ years experience in maintenance or related field.
  • Preferred experience in multifamily property management.
  • Ability to handle pressure, organize tasks, and prioritize.
  • Knowledge of Fair Housing and OSHA regulations.
  • Experience with work order management software and MS Office.

Physical Requirements

Active role involving standing, walking, lifting over 60 pounds, and various physical activities. Vision and hearing capabilities required for safety and communication.

Working Conditions

Primarily indoor work with exposure to seasonal temperatures, noise, fumes, and mechanical parts. Some outdoor work may be required.
