Related Affordable spearheads Related's initiatives to preserve and enhance the nation's affordable housing supply. As a Maintenance Technician in Oakland, you will lead the maintenance team, diagnose issues, and oversee repairs across HVAC, plumbing, and electrical systems to keep buildings safe and appealing.

You will supervise staff, coordinate schedules, and participate in on-call duties, while promoting a collaborative, resident-centered environment and high service standards.

Qualifications

• 3+ years in maintenance with at least 1 year in a leadership role.
• Strong technical skills in HVAC, plumbing, carpentry and electrical work.
• High school diploma or equivalent; certification in a related trade preferred.

Responsibilities

• Assist in completing work orders by diagnosing issues and repairs in accordance with policies and safety standards.
• Oversee the make-ready process for vacant apartments, including inspections, task lists, scheduling contractors, and ensuring high-quality completion.
• Develop and maintain cleanliness and appearance standards throughout the community.
• Supervise and coordinate activities of maintenance staff, ensuring efficient workflow.
• Develop and implement maintenance schedules and procedures to optimize operations.
• Conduct property inspections to ensure safety compliance.
• Assist in training and developing maintenance team members.
• Liaise with the Maintenance Supervisor on priorities and inventory management.
• Participate in the rotating on-call schedule for emergency maintenance repairs.
• Perform other duties as assigned.

ESSENTIAL JOB FUNCTIONS

• Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards.
• Oversee the "make-ready" process for vacant apartments, including conducting inspections, creating maintenance task lists, scheduling contractors, obtaining supplies, and ensuring all tasks are completed to a high standard.
• Develop and maintain cleanliness and appearance standards throughout the community, ensuring all areas, including grounds and common spaces, reflect the company’s high quality.
• Supervise and coordinate the activities of the maintenance staff, ensuring efficient workflow.

ANTICIPATED SALARY RANGE

• $27.00 - $31.00 / hour
• plus an annual bonus
• This position is Non-Exempt, meaning eligible for overtime pay

This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off. Final compensation offers will be determined following a thorough assessment of the candidate’s background and the requirements of the position.

Qualifications

• 3+ years of experience in maintenance, with at least 1 year in a leadership role.
• Strong technical skills in HVAC, plumbing, carpentry, and electrical work.
• Affordable housing experience preferred.
• Ability to lift and move up to 50 lbs.
• High school diploma or equivalent; certification in a related trade preferred.
• Schedule flexibility is required, including the ability to work weekends when necessary to meet property maintenance demands.
• Must be able to participate in the emergency on-call rotation as needed.
