Job summary

SoLa Impact in Los Angeles is seeking a Maintenance Technician II to perform repairs and upgrades on interior and exterior of multi-family rental properties. Under the Maintenance Supervisor, you will complete work orders, respond to service calls, and interact with field staff and residents to ensure requests are finished.

The role requires 3–5 years of hands-on residential maintenance, strong knowledge in plumbing, electrical, carpentry, and appliance repair, plus familiarity with REAC/HUD

Qualifications

• 3–5 years hands-on residential maintenance experience.
• Knowledge of plumbing, electrical, carpentry, appliance repair.
• Understanding of REAC inspections and HUD standards.
• Experience with hand tools, power tools, and mechanical equipment.
• Inventory management and budgeting basics.
• Mentorship to junior staff is a plus.

Responsibilities

• Manage supplies for a fully functioning maintenance shop at assigned properties.
• Work with Compliance team to keep units compliant and operable.
• Prepare HUD portfolio sites to pass REAC inspections and meet HUD NSPIRE standards.
• Perform electrical, plumbing, painting, drywall, and janitorial tasks.
• Repair/replace outlets, switches, breakers, fixtures, and appliances.
• Handle plumbing tasks: clean drains, fix leaks, snake pipes.
• Prepare walls, patch holes, repaint, and finish woodwork.
• Repair cabinets, floors, doors, and related items.
• Service residential kitchen appliances, HVAC units, water heaters, etc.
• Keep job sites clean and free of debris after work.
• Respond to emergencies and inspections promptly.
• Collaborate with Property Management, Construction, and Purchasing.
• Complete other tasks as assigned.

Job description

JOB SUMMARY

The Maintenance Technician II performs repairs and upgrades to the interior and exterior of SoLa multi-family rental properties. Under the direction of the Maintenance Supervisor, responsible for completing work orders, responding to service calls, and interacting with other maintenance field staff and residents to ensure maintenance requests are completed.

ESSENTIAL DUTIES

• Manage and maintain the ordering and supplies of a fully functioning maintenance shop in order to ensure the assigned properties operate efficiently;
• Work with Compliance team to make sure units remain in good, compliant and operable condition;
• Prepare and maintain the HUD portfolio sites to ensure properties pass REAC inspections and meet HUD NSPIRE standards;
• Perform electrical, plumbing, painting, drywall, and janitorial maintenance work;
• Repair/replace outlets, switches, breakers, light fixtures, and appliances, and perform other electrical maintenance duties;
• Clean drains, snake pipes, repair water leaks and perform other plumbing maintenance duties;
• Prepare walls for painting, patch holes, replace drywall, and paint; sand, stain, and refinish woodwork;
• Repair cabinets, floors, tile, doors, doorknobs, and related items;
• Analyze, troubleshoot, install, replace, and repair residential kitchen appliances, HVAC units, water heaters, etc.;
• Ensure job sites are left free of equipment, supplies, and debris following maintenance performed;
• Respond promptly to various maintenance issues including emergencies and inspections;
• Collaborate internally with other departments, including Property Management, Construction, and Purchasing;
• Complete other tasks and projects as assigned.

EDUCATION & EXPERIENCE

• Minimum 3-5 years’ experience in hands-on residential maintenance experience required;
• Strong mechanical aptitude and general knowledge of residential maintenance repair techniques, including plumbing, carpentry, electrical systems, appliance repair, etc.;
• Strong understanding of compliance requirements for REAC inspections and HUD properties;
• Experience using hand tools, power tools, and mechanical equipment;
• Inventory Management: Manage and track inventory for maintenance supplies and equipment;
• Order necessary materials and supplies to complete assigned tasks while staying at or under budget;
• Offer mentorship and training to maintenance technicians (I);
• Understanding the relationship between residential housing and environmental hazards such as asbestos, lead, and mold is crucial;
• Assist in the scheduling, monitoring, and execution of preventative maintenance on a variety of equipment, electrical and drainage systems, HVAC, carpentry, dry wall, exterior structural, and appliances.

• Fluent in English and Spanish required
• Excellent communication and customer service skills required; must be able to build trust and rapport with the residents in their portfolio of buildings;
• Ability to work effectively and independently in a fast-paced, demanding environment
• Ability to follow verbal/written instructions/directions in a professional and courteous manner
• Reliable transportation to travel between properties
