Job summary

AvalonBay Communities, Inc. is seeking a Maintenance Technician II in Miramar, Florida to support the maintenance team and keep community properties in excellent condition. You will handle HVAC, plumbing, electrical repairs, and carpentry while ensuring residents experience superior living standards.

You will participate in preventative maintenance, assist with painting, and maintain a strong safety culture through adherence to company policies. On-call rotation is required.

Qualifications

• 2–3 years of maintenance experience with HVAC, plumbing, electrical, and general repair.
• Valid driver’s license.
• Ability to accommodate an on-call rotation monthly.
• Strong customer-service communication with residents and associates.
• Ability to read policies such as Key Control and Maintenance Emergency procedures.
• Familiarity with PPE usage and SDS reading.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware, and painting.
• Complete assigned service requests and repairs to company standards promptly.
• Ensure vacant apartments are rent-ready quickly and perform turnkey work when needed.
• Conduct apartment preventative maintenance.
• Assist in painting interior and exterior surfaces.
• Maintain a safe, incident- and injury-free work environment by following safety policies.
• Perform hot works including brazing, soldering, and welding per AvalonBay standards.

This Maintenance Technician II role supports the maintenance team in Miramar, Florida, ensuring that community properties remain in excellent condition and residents enjoy a superior quality of living.

Responsibilities

• Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.
• Complete assigned service requests and repairs to company and equipment standards in a timely manner.
• Ensure vacant apartment homes are rent‑ready promptly and perform turnkey work as required.
• Conduct apartment preventative maintenance.
• Assist in painting interior and exterior surfaces.
• Maintain an incident‑ and injury‑free safety culture by following AvalonBay safety policies and reporting unsafe conditions.
• Perform hot works, including brazing, soldering, and welding within AvalonBay standards.

Qualifications

• 2–3 years of maintenance experience with knowledge in HVAC, plumbing, electrical, and general repair work.
• A valid driver’s license.
• Ability to accommodate an on‑call schedule in rotation each month.
• Strong customer‑service communication skills with associates and residents.
• Ability to read and understand policies such as Key Control, Apartment Turnover, and Maintenance Emergency procedures.
• Proficiency in identifying cleaning and chemical supplies, reading Hazard Communication Safety Data Sheets (SDS), and applying chemicals safely.
• Knowledge and proper use of personal protective equipment (PPE).
• Basic understanding of emergency systems, shut‑offs, locations, and sequence of operations.
• Demonstrated knowledge of paint types and paint tools.
