Job summary

clearinvestmentgroup is seeking a Maintenance Technician II for our Euclid, OH community. This on-site role focuses on upkeep, safety, and resident comfort, performing preventive maintenance and repairs to keep building systems and amenities running smoothly.

You’ll diagnose HVAC, electrical, plumbing, carpentry and appliance issues, respond to work orders promptly, document work, and coordinate with vendors while following OSHA safety standards. Evening/weekend availability required.

Qualifications

  • 3+ years of hands-on maintenance experience in residential settings.
  • Proficient diagnosing and repairing HVAC, electrical, plumbing, carpentry and appliances.
  • Strong troubleshooting and proactive problem-solving mindset.
  • Organized, detail-oriented, and able to track tasks and inventory.
  • Professional communication with residents, coworkers, and vendors.

Responsibilities

  • Respond to resident maintenance requests, prioritizing safety and emergencies.
  • Document work in the property management system and close follow-up.
  • Perform preventive maintenance on HVAC, plumbing, detectors, and other systems.
  • Complete make-ready tasks for turnovers: painting, fixture replacement, cleaning, appliances.
  • Address repairs in common areas and grounds; maintain shop and inventory.
  • Oversee contractors/vendors and ensure safety compliance per OSHA standards.

Overview

We are seeking a skilledMaintenance Technicianto support the upkeep, functionality, and aesthetic of our residential community.You’llplay a vital role inmaintaininga safe, clean, and comfortable living environment for our residents while working as part of a dedicated property management team.

About You:
  • 3+ years of hands-on experiencein residential or apartment maintenance (strongly preferred)

  • Proficientin diagnosing and repairing issues related to:

  • HVAC systems (EPA Certification a plus)

  • Basic electrical systems (e.g., outlets, breakers, light fixtures)

  • Plumbing (e.g., faucets, toilets, water heaters)

  • Carpentry and drywall

  • Appliance repair (e.g., stoves, refrigerators, dishwashers)

  • Strong troubleshooting skillsand a proactive, solution-oriented mindset

  • Organized and detail-orientedwith the ability to track maintenance tasks and manage inventory

  • Professional communication skillsto work effectively with residents, coworkers, and third-party vendors

  • Reliable and responsive, including availability for rotational after-hours and weekend emergency calls

Key Responsibilities:
  • Work Order Fulfillment:

  • Respond promptly to resident maintenance requests, prioritizing safety-related and emergency issues

  • Document work performed in a property management system for accountability and tracking

  • Ensuretimelyfollow-up and communication with residents on job status

  • Preventive Maintenance:

  • Perform scheduled inspections and maintenance on HVAC units, plumbing systems, smoke detectors, fire extinguishers, and other critical building systems

  • Identifypotential issues before they become major repairs

  • Apartment Turnovers:

  • Complete "make-ready" tasks including painting, fixture replacement, deep cleaning, and appliancechecksto ensure units are move-in ready

  • Test and ensure all systems (HVAC, electrical, plumbing) are functioning properly

  • General Repairs and Grounds:

  • Address structural and aesthetic issues such as drywall repair, door and window replacements, fence repairs, etc.

  • Maintain cleanliness and safety ofcommon areasand grounds, including:

  • Trash pickup

  • Curb sweeping

  • Landscaping and lawn maintenance

  • Snow/ice removal (if applicable)

  • Inventory and Shop Organization:

  • Assistin managing supply inventory,submittingrestock requests, and keeping the maintenance shop clean and well-organized

  • Ensure proper storage and labeling of tools and materials

  • Vendor Oversight and Safety Compliance:

  • Monitor andassistcontractors and vendors on-site to ensure quality andtimelycompletion of work

  • Adhere to and enforce safety protocols in compliance with OSHA, city, state, and federal standards

  • Report incidents, hazards, vandalism, or suspicious activity to the Property Managerimmediately

  • Team Support:

  • Provide backup coverage for other team members as needed

  • Attend team meetings and training sessions to stay updated on procedures and safety protocols

Preferred Certifications:
  • EPA Universal Certification(for refrigerant handling)

  • OSHA 10 or OSHA 30 certification

  • CPO (Certified Pool Operator) – if applicable to property amenities
