Description
The Maintenance Technician II reports directly to the assigned community’s Maintenance Supervisor and indirectly to the Community Manager and the Regional Maintenance Supervisor. Responsible for ensuring that the physical aspects of the apartment community meet company standards and applicable laws. Performs interior and exterior cleaning, apartment turns, diagnoses problems, and makes repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, drywall, and appliance repair.
Essential Duties and Responsibilities

Level II Responsibilities:
- Participate in a 24-hour on-call rotation, responding within the expected timeframe to address immediate issues causing disruption or damage, with full repairs completed timely and independently within reason.
- Complete work orders within 1 business day of submission independently within reason.
- Complete apartment turns within 6 days of move-out independently within reason.
- Perform scheduled preventative maintenance inspections and repairs independently within reason.
- Maintain company records such as work orders, time worked, and completion documentation via mobile app, and keep accurate timecards.
Additional Responsibilities:
- Respond immediately by telephone when on call and begin repair work.
- Be available for snow, ice, and other on-site emergencies, including snow removal and salting.
- Perform carpentry work such as fitting doors, fixing windows, sanding, caulking, grouting, adjusting doors and cabinets, and replacing molding.
- Maintain grounds and common areas, including trash pickup, sweeping, watering plants, and cleaning communal spaces.
- Repair concrete, masonry, roofing, broken glass, tile, carpet, screens, appliances, fixtures, switches, outlets, circuits, and perform HVAC maintenance (EPA certified required).
- Maintain property curb appeal by keeping the pool area and grounds clean and inspecting daily.
- Perform preventative maintenance tests on electrical, plumbing, heating, and fire safety equipment, listening for unusual sounds and diagnosing issues.
- Mount, install, and maintain fire extinguishers and smoke detectors.
- Assist in property inspections and maintaining supplies.
- Know the locations of gas, water meters, and sewer cleanouts.
- Test all locks and keys.
- Paint interior and exterior surfaces.
- Work independently or as part of a team, and be flexible to transfer to other communities within the portfolio if required.
- Maintain daily cleanliness of the Maintenance Shop.
- Ensure property and resident security, managing keys carefully and not allowing unauthorized access.
- Report incidents to the Maintenance Supervisor and Community Manager.
- Be punctual and reliable.
- Perform other duties as assigned.
