Job summary

Beacon Communities LLC is seeking an Maintenance Technician I for The Atwater at Ninth Square in New Haven, CT. The role involves entry-level maintenance across electrical, plumbing, appliances, carpentry, and HVAC, with a $1,000 sign-on bonus for new hires.

The position reports to the Maintenance Supervisor and requires flexible, on-site work and a valid driver's license.

Qualifications

• High School diploma or GED required.
• 1-3 years of related maintenance experience preferred.
• Some knowledge of electrical, plumbing, appliances, HVAC and/or carpentry.
• Valid driver's license.
• Basic familiarity with cellphones and tablets.

Responsibilities

• Assist with turnover and make-ready tasks to achieve timely apartment readiness.
• Perform minor carpentry repairs and painting.
• Monitor inventory and deliver supplies.
• On-call during off hours for urgent needs and lock/key tasks.
• Assist more senior maintenance staff on complex projects.
• Support at other properties in the region as needed.

Maintenance Technician I, The Atwater at Ninth Square - New Haven, CT

1,000 SIGN ON BONUS FOR NEW HIRES!

General Statement of Duties: Performs various entry‑level maintenance functions including minor repairs that do not require a license in the following areas: electrical, plumbing, appliances, flooring, carpentry, painting, heating/air issues.

Supervision Received: Reports to and receives direction from Maintenance Supervisor.

Supervision Exercised: No supervisory duties.

FLSA Status: Nonexempt.

Essential Functions of the Position

• Assists with clean out and demo work for all turnover related responsibilities once apartments are vacated to ensure make‑ready status is achieved in a timely manner.
• Assists with general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
• Performs minor drywall patch work, painting, replacement of cover plates, and cleaning common areas.
• Monitors inventory.
• Picks up and delivers supplies using company or personal vehicle.
• Removes snow from property during any and at all hours under manager's direction.
• Maintains grounds by mowing lawns, pruning trees and shrubs, and removing weeds and debris.
• Performs assigned preventive maintenance duties and tasks.
• Assists with equipment under the direction of the Maintenance Supervisor.
• Assists with on‑call activity during off hours for urgent needs and handles off‑hours lock‑outs and key activity.
• Participates with more senior maintenance staff on more complex maintenance projects.
• Assists at other properties in the region as needed.

Education, Training and Experience

• High School diploma or GED.
• 1‑3 years of related experience preferred.

Qualifications and Skills

• Some knowledge of electrical, plumbing, appliances, HVAC and/or carpentry.
• Basic familiarity with cellphones and tablets.
• Maintains a valid driver's license.
• Ability to speak and understand basic English.

Physical Capabilities

Must live within 30 minutes of the property, unless otherwise approved by management. Must be able to lift up to 50 pounds, climb and work on ladders, work with arms raised over head, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc.

$500 payable with first paycheck.

$500 payable after 90 days of employment (New hires only).
