This entry-level position works under the direction of senior maintenance staff along with the Property Manager and is responsible for providing excellent service to residents while maintaining the property's physical condition and curb appeal.**Key Responsibilities**Responsibilities include, but are not limited to:* Complete maintenance service requests in a timely and professional manner, with a goal of completing work orders within 24 hours, whenever possible.* Perform basic repairs related to plumbing, electrical, HVAC, appliances, carpentry, and painting.* Participate in the emergency on-call rotation and respond to after-hours maintenance emergencies as required.* Ensure compliance with company safety standards, OSHA regulations, local codes and Fair Housing laws.* Perform preventative maintenance tasks throughout the community while identifying repair needs and potential safety hazards, and assist with inspections of buildings, equipment and amenities.* Participate in preparing vacant apartment homes for occupancy in accordance with company quality standards.* Maintain the cleanliness, organization, and safety of the maintenance shop, storage areas, equipment, and tools, to include inventory of supplies.* Assists with maintaining community grounds, common areas and pool maintenance.* Assist with seasonal property needs, including storm preparation, snow removal, and other weather-related responsibilities that may include weekends or after hours if needed.* Provide courteous, professional, and respectful customer service to residents, vendors, coworkers, and visitors.* Report safety concerns, property damage, or unusual conditions promptly to management.* Provide excellent customer service when interacting with Residents, Vendors and Prospects.* Perform additional duties and special projects as assigned.Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.**Physical Requirements & Work Environment**This position requires frequent physical activity, including:* Standing and walking for extended periods.* Frequent lifting up to 50 pounds.* Bending, kneeling, crouching, climbing ladders and stairs, and working on rooftops.* Lifting, carrying, pushing, and pulling heavy materials, equipment, and appliances.* Operating hand tools, power tools, and small motorized equipment.* Wearing required personal protective equipment, including safety glasses, gloves, masks, and other safety gear.This position regularly works outdoors and is exposed to varying weather conditions, including heat, cold, rain, humidity, and snow.
