**Position Summary**The **Maintenance Technician** is responsible for performing repairs, renovations, and ongoing maintenance across a portfolio of single-family rental homes. This position supports property operations by ensuring homes are safe, functional, and well-maintained for residents. The role contributes to resident satisfaction, asset preservation, and operational efficiency. It requires strong technical expertise, effective communication, and the ability to manage multiple priorities in alignment with company objectives.**Essential Job Functions****1. Functional Responsibilities*** Perform preventative, corrective, deferred, and emergency maintenance across assigned properties* Diagnose and complete repairs related to HVAC, plumbing, electrical, appliances, and general home systems* Complete and document work orders accurately and promptly using company-issued mobile devices**2. Operational / Departmental Support*** Coordinate with dispatch, vendors, and internal teams to ensure timely service completion* Maintain inventory of tools and supplies needed for daily maintenance activities* Support property readiness by assisting with renovations, turns, and quality control checks* Provide a high level of customer service as the primary field representative* Promote company values and maintain professionalism in all interactions**3. Compliance & Risk Management*** Ensure adherence to applicable federal, state, and local regulations* Maintain required documentation and reporting standards* Identify and escalate compliance or safety risks as appropriate* Follow OSHA and company safety standards; report unsafe conditions promptly**4. Additional Responsibilities*** Maintain a courteous and professional demeanor with residents, vendors, and colleagues* Currently does not require on-call or emergency work, but may in the future* Perform other duties as assigned to support business objectives**Performance Expectations & Key Metrics**Performance will be evaluated based on measurable outcomes aligned with company and departmental goals.
