Job summary

Seabreeze Management Company is seeking a Maintenance Technician in Aliso Viejo, CA to perform day‑to‑day maintenance, repairs, inspections, and preventative tasks for community spaces and properties. You’ll work independently on building systems, troubleshoot issues, and ensure safety and upkeep across facilities.

Responsibilities include carpentry, drywall, painting, concrete work, light electrical and plumbing repairs, weatherproofing, and conducting property inspections to identify needs.

Qualifications

• 5+ years directly related or closely related experience.
• Must maintain a valid state driver’s license and have reliable transportation.
• Ability to speak and write in English; good communication skills.
• Commitment to safety guidelines and proper tool usage.

Responsibilities

• Perform rough and finish carpentry at journeyman level.
• Repair and install drywall, stucco, fencing, painting, and concrete.
• Install and troubleshoot lighting, electrical, and plumbing systems.
• Inspect properties and identify needed repairs and safety concerns.
• Maintain and operate power washing, welding, and door hardware.
• Repair gates, garage doors, and weather-related hardware.

Job Summary

The Maintenance Technician is responsible for performing day‑to‑day maintenance, repairs, inspections, and preventative maintenance for community common areas, facilities, and association properties. Work is performed independently and may involve troubleshooting, repairs, and general upkeep of building systems and infrastructure.

Qualifications

• 5+ years directly related or closely related experience

Knowledge and Skills

• Proper use of equipment, hand tools and power tools associated with job duties and responsibilities
• Professional communication skills, written and verbal
• Must maintain a valid state driver’s license, good driving record and have reliable transportation
• Able to speak and write in English
• Follow proper usage and safety guidelines

Working Conditions

Frequent standing, walking, bending, kneeling, climbing, use of ladders, and reaching above shoulders with hands and arms. Must be able to lift up to 50 lbs.

Compensation

Salary: $20.00 - $28.00/hr
