Job Duties:
  1. Performs or assists in the maintenance and operational programs to ensure maximum life, reliability, and efficiency of all property mechanical systems, including plumbing, electrical, and HVAC systems, along with auxiliary equipment.
  2. Performs or assists in building maintenance tasks such as restroom repairs, door, ceiling, and floor repairs, structure repairs, tenant comfort, painting, groundskeeping, and other necessary tasks to maintain properties in peak operational condition.
  3. Assists with maintaining infrastructure and compliance documentation for the building, including up-to-date drawings, single lines, and documentation mandated for regulatory compliance with Federal, State, or Local Law.
  4. Identifies safety hazards within the building and incorporates remediation measures to ensure a safe environment for staff and occupants. Implements, administers, and manages safety training programs.
  5. Ensures timely communication of any accidents or injuries at the sites.
  6. Tests, records, and maintains emergency equipment to ensure proper working order.
  7. Assists in evaluating, recommending, and monitoring mechanical contractors.
  8. Purchases parts and supplies according to company policy and approved budget guidelines.
  9. Performs inventory checks regularly to control parts stocking levels and maintains accurate records of receipts and issues.
  10. Follows tenant client instructions and ensures building integrity.
  11. Maintains ethical, professional, and courteous relations with contractors.
  12. Acts as a team member with all employees of the management staff.
  13. Maintains and updates the CMMS system, closing tickets promptly with proper documentation and notes.
  14. Manages and documents daily field operational issues.
  15. Ensures compliance with all regulatory laws and guidelines related to building infrastructure operations.
  16. Alerts management to building discrepancies.
  17. Identifies energy-saving opportunities, including system and operational changes to reduce energy consumption.
  18. Plans work assignments independently, performs duties with minimal supervision, and assists other trades as needed.
  19. Reads and understands manuals, safety rules, instructions, and mechanical drawings.
  20. Interprets instructions in various formats.
  21. Demonstrates a self-starter attitude with strong interpersonal skills and a positive, team-oriented approach.
Required Qualifications:
  • High School Diploma or GED
  • At least 2 years of facilities maintenance experience
Additional Qualifications:
  • Experience in commercial HVAC service maintenance and repairs
  • Experience with heat pumps, including troubleshooting and repairs
  • At least 2 years of client-facing experience
  • Ability to lift items over 50 pounds
  • Willingness to work weekends and extended hours
  • Ability to climb ladders for airflow adjustments and inspections above ceilings
  • Ability to perform inspections while on hands and knees in inaccessible areas
  • Proficiency in Microsoft Office Suites
