Exclusive 30A is seeking a Maintenance Technician to service luxury vacation homes along the Emerald Coast. This hands-on role covers troubleshooting, preventive maintenance, inspections, and repairs across a portfolio of upscale properties. Weekend and on-call availability is required.

You will complete work orders, assist with electrical, plumbing, HVAC, carpentry, and appliance tasks, and document findings per safety and quality standards. Customer-focused and hands-on team player needed.

Qualifications

• Two years of maintenance technician or related hands-on experience.
• Working knowledge of home systems: electrical, plumbing, mechanical, HVAC and appliances.
• Ability to troubleshoot and complete repairs independently.

Responsibilities

• Completes assigned maintenance work orders in a timely and professional manner.

Position Summary

The Maintenance Technician is responsible for performing routine and emergency maintenance services to ensure Exclusive 30A homes are maintained at the highest standards. This hands-on role includes troubleshooting, repairs, inspections, and preventative maintenance across a portfolio of luxury vacation homes. The Technician will complete assigned work orders, document findings, and uphold Exclusive 30A’s brand standards of quality and service. Weekend and on-call availability is required.

Key Responsibilities

• Completes assigned maintenance work orders in a timely and professional manner.
• Performs hands-on electrical, plumbing, HVAC support, carpentry, and appliance repair tasks as required.
• Conducts routine inspections and preventative maintenance on homes and equipment.
• Identifies additional maintenance issues during service visits and reports findings to the Supervisor.
• Maintains accurate documentation of all completed work through company systems.
• Ensures all work is performed in accordance with safety procedures and company standards.
• Assists with property audits, inspections, and new property onboarding as needed.
• Responds promptly to urgent maintenance issues during scheduled on-call rotations.
• Maintains company tools, vehicles, and equipment in clean, working condition.
• Supports seasonal maintenance projects as assigned.
• Troubleshoots A/V systems and internet/routers.
• Installs, positions, and secures mounting of furniture, televisions, and electronic equipment.
• Performs additional duties as assigned by supervisor.

Required Qualifications

• Two years of previous experience in a maintenance technician or similar hands-on role.
• Working knowledge of home systems: electrical, plumbing, mechanical, HVAC support, and appliances.
• Ability to troubleshoot and complete repairs independently.
• Strong communication and time management skills.
• Proficiency with mobile devices and basic computer software.
• Valid driver's license with clean driving record.
• Strong organizational and documentation skills.
• Ability to work independently and as part of a team.
• Weekend, holiday, and on-call availability.

Physical Requirements

• Prolonged periods of walking, standing, bending, and lifting.
• Ability to lift up to 75 pounds.
• Active movement required up to 85% of the workday.

Preferred Qualifications

• HVAC or other maintenance-related certifications.
• Experience in the hospitality or vacation rental industry.
• Familiarity with property management systems or maintenance scheduling software.

Compensation & Benefits

Hourly Rate:

$25 - $27

Bonus

• Eligible for a target bonus of up to 5% of annual base salary, subject to applicable deductions and withholdings. For 2026, the bonus will be pro-rated for the portion of the year employed.
