ZRS Management, LLC is seeking a Maintenance Technician in Orlando, FL to deliver skilled maintenance, repairs, and turnover tasks for residents. The role collaborates with the Maintenance Supervisor and reports to the Property Manager, with opportunities for advancement to Maintenance Supervisor.

EPA certification is preferred; if required, certification must be obtained within 90 days. The position includes full-time hours and comprehensive benefits, including insurance and retirement plans.

Qualifications

• Maintenance experience & knowledge in plumbing, electrical, HVAC and appliances.

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, heating, cooling appliances and related systems.
• Perform apartment turnover maintenance within 3–5 business days with turnover checklist.
• Maintain common areas including cleaning, trash removal and basic upkeep.
• Monitor exterior building issues (roof, siding, shutters) and report.
• Support preventive maintenance program for assigned areas.
• Ensure safety of equipment and work environments; follow safety rules.
• Record inventory of tools and equipment and keep area clean and organized.

The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:* Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.* Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.* Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.* Monitor building exterior for issues with roof, siding, shutters, etc.* Help maintain an effective preventive maintenance program for area of responsibility.* Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.* Enter any newly purchased tools or equipment into inventory.* Keep work area clean and orderly.* Observe all safety rules.**Qualifications*** Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.* EPA certification preferred.
