Job Description: The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service. Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager.
Responsibilities
- Provide overall maintenance of the property, including plumbing, electrical, heating and air conditioning, appliances, and other aspects as needed.
- Perform independently technical maintenance repairs.
- Perform apartment turnover maintenance within three to five business days and complete the turnover checklist.
- Turnover maintenance tasks: install blinds, change filters, replace bulbs, replace drip pans, replace door stoppers, caulk, and other miscellaneous repairs.
- Maintain common areas: sweep, mop, vacuum, empty trash, pressure wash, clean windows, etc.
- Monitor building exterior for issues with roof, siding, shutters, etc.
- Help maintain an effective preventive maintenance program for area of responsibility.
- Assume primary responsibility for safe condition of all equipment or structures in area of expertise.
- Enter newly purchased tools or equipment into inventory.
- Keep work area clean and orderly.
- Observe all safety rules.
Qualifications
- Valid driver's license with an acceptable driving record and proof of automobile insurance coverage.
- EPA certification preferred; if required, certification must be obtained within 90 days of employment start date.
- Ability to lift heavy objects.
- Willingness to work on-call hours.
