Position Summary: Performs technical and mechanical work to ensure that the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance-related tasks.

Essential Duties and Responsibilities:
- Complete work orders within 24-48 hours, diagnose issues, and perform repairs following policies, safety standards, and codes.
- Prepare vacant apartments for leasing through the make-ready process, including inspections, creating punch lists, scheduling vendors, and inspecting completed work.
- Manage materials, supplies, and equipment, tracking inventory and notifying supervisors for reordering as needed.
- Accurately document and track service requests and maintenance activities.
- Maintain grounds and common areas through cleaning, painting, and debris removal.
- Support cost control by repairing rather than replacing parts and practicing efficient use of materials and tools.
- Inspect contractors and vendors' work to ensure quality standards are met.
- Follow safety policies, participate in safety meetings, complete OSHA and other safety training, and report incidents promptly.
- Provide excellent customer service by respecting residents, addressing questions and complaints, and completing work efficiently.
- Conduct routine property inspections to identify safety concerns and communicate needs to management.
- Meet attendance, punctuality, and physical demands as per company policies.
Work Hours: Typically 40 hours per week, with flexible scheduling including evenings, weekends, and holidays, and ability to work unaccompanied.
Qualifications:
- Experience with hand tools, power tools, mechanical equipment, and measuring devices; high school diploma or GED.
- Ability to read, write, and communicate effectively.
- Basic math skills for maintenance tasks.
- Logical thinking and problem-solving abilities.
- Proficiency in internet, word processing, spreadsheets, and property management systems.
- EPA Type I and II or Universal refrigerant certifications, valid driver’s license.
- No supervisory responsibilities.
Work Environment: Inside and outside in various weather conditions, including exposure to elements, odors, and landscape hazards.
Physical Demands: Regular use of hands, standing, walking, reaching, climbing, and working in all weather conditions. Ability to lift up to 50 pounds independently and 150 pounds with assistance. Vision and mobility requirements as specified.
