Maintenance Technician - Eastside Heights

Position Summary: Performs technical and mechanical work to ensure that the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance tasks.
Organizational Responsibilities:
- Work with on-site team members to prioritize solutions and provide frameworks that will drive journey metrics.
- Understand issues and opportunities deeply and demonstrate focus on solving them through innovative solutions.
- Engage with residents, prospective residents, associates, and stakeholders to understand needs and lead with the company's values.
- Create and maintain clear, sequenced plans to successfully launch projects.
- Lead cross-functional teams through change programs and projects, leveraging frameworks to drive awareness and outcomes.
- Participate in community activities and industry groups to enhance company stature and your own development.
Essential Duties and Responsibilities:
- Complete work orders from resident requests within 24-48 hours and perform routine upkeep, diagnosing issues and making repairs following safety standards and codes.
- Prepare vacant apartments for leasing by completing inspections, creating punch lists, scheduling vendors, and inspecting work.
- Manage materials and supplies, tracking inventory, and reordering as needed.
- Document work and service requests accurately and timely.
- Maintain grounds and common areas, including trash pickup, pressure washing, cleaning, and painting.
- Support cost control by repairing rather than replacing parts and practicing efficient use of materials and tools.
- Inspect work by contractors and vendors to ensure quality standards are met.
- Follow safety policies, participate in safety meetings, and report incidents promptly.
- Provide excellent customer service by respecting residents, responding to questions and complaints, and working efficiently.
- Conduct routine property inspections to identify safety concerns and communicate needs to management.
- Meet attendance and physical demands expectations.
Work Hours: Typically 40 hours per week, with flexible scheduling including evenings, weekends, and holidays, and ability to work independently.
Qualifications:
- Experience with hand and power tools, mechanical equipment, and measuring devices; high school diploma or GED preferred.
- Effective reading, writing, and communication skills.
- Basic math skills for maintenance tasks.
- Logical thinking and problem-solving abilities.
- Proficiency in internet, MS Office, and database management; property management systems preferred.
- EPA Type I and II or Universal refrigerant certifications, valid driver’s license.
Work Environment: Inside and outside areas, exposure to weather, odors, and landscape, with physical demands including lifting up to 50 pounds independently and 150 pounds with assistance.
