Job summary

ABM is seeking a Maintenance Technician to perform routine, preventive, and corrective maintenance on equipment and building systems at our Richmond-area facilities. The role includes troubleshooting mechanical, electrical, hydraulic, and pneumatic systems, managing work orders in CMMS, and ensuring safety and compliance standards are met.

Typical hours are Monday–Friday, 8:00 AM–5:00 PM, with pay at $27 per hour.

Qualifications

• High school diploma or GED required; technical certification or vocational training preferred.
• 2–5+ years of maintenance or technician experience in a similar environment.
• Working knowledge of mechanical, electrical, and basic plumbing systems.
• Ability to read blueprints, schematics, and technical manuals.
• Strong troubleshooting and problem‑solving skills.
• Ability to lift up to 50–75 lbs and stand/walk for extended periods.
• Basic computer skills; CMMS experience a plus.
• EPA, HVAC, electrical, or industrial maintenance certifications.
• Experience in manufacturing / warehouse / facilities / property management environments.
• Welding, fabrication, or PLC knowledge.
• Forklift, scissor lift, or boom lift certification.
• Strong attention to detail; reliability and time management.
• Ability to work independently and as part of a team; adaptability in a fast‑paced environment.

Responsibilities

• Perform routine, preventive, and corrective maintenance on equipment, machinery, and building systems.
• Troubleshoot mechanical, electrical, hydraulic, and pneumatic systems to diagnose and resolve issues.
• Complete work orders accurately and timely using a maintenance management system (CMMS).
• Conduct inspections to identify safety hazards and maintenance needs.
• Repair or replace faulty components, parts, and systems.
• Support facility upkeep including lighting, plumbing, HVAC, and structural repairs as needed.
• Follow safety procedures, OSHA standards, and company policies.
• Assist with installation, modification, or upgrades of equipment and systems.
• Collaborate with vendors and contractors when necessary.
• Maintain a clean, organized, and safe work environment.
