Job summary

Olympus Property in Midland, TX is seeking an Assistant Maintenance Technician to support the service and office teams in keeping property facilities and apartments in top condition. Responsibilities include plumbing, carpentry, painting, appliance repair, and HVAC preventative maintenance, with work-tracking in our software.

Qualifications

• Minimum of 2 years of commercial, residential, or apartment maintenance experience.
• Knowledge of HVAC systems and EPA/HVAC license is preferred.
• Availability full-time, Monday–Friday 9 AM–6 PM (hours may vary).
• Ability to perform preventative maintenance and diagnose repairs.

Responsibilities

• Perform maintenance requests with knowledge of plumbing, carpentry, painting, appliance repair, etc.
• Preventative maintenance and diagnosis on HVAC units and related systems.
• Repair or replace furnishings and appliances (refrigerators, stoves, washers, dryers, ovens, microwaves).
• Minor to moderate plumbing repairs and electrical fixture work.
• Track service requests and maintenance work in software.
• Assist in maintaining grounds and common areas; support Lead Maintenance Technician.

The Assistant Maintenance Technician will work alongside the service team and office teams to ensure that all the repair and maintenance of property facilities and apartment homes meet or exceeds standards.

Your Purpose & General Responsibilities:

• Perform maintenance requests with knowledge of plumbing, carpentry, painting, appliance repair, etc.
• Preventative maintenance and diagnosis on HVAC units, replacing filters, and cleaning coils
• Repair and replace furnished kitchen appliances, refrigerators, stoves, washers and dryers, ovens, and microwaves
• Minor to moderate-level plumbing repairs, replacements, and installation
• Repair or replace sink/shower/toilet fixtures
• Repair or replace electrical fixtures and switches
• Lock changes, lockouts, and replace doors, doorknobs, and lock systems
• Operate various equipment, hand tools, and power tools
• Upkeep and organization of maintenance shop and inventory
• Track service requests and maintenance work performed through software systems
• Assist in maintaining the grounds, interior and exterior common areas, and pools
• Work closely with Lead Maintenance Technician on daily and weekly priorities
• Available as needed for emergency maintenance requests
• Available Full-time, Monday – Friday from 9 AM – 6 PM (hours may vary slightly)
• Minimum of 2 years of commercial, residential, or apartment Maintenance experience
• Knowledge of HVAC systems and/or an EPA/HVAC license
• Available for emergencies as needed

Initial pay range (based on location, experience, etc.): $22- $23/per hour
