Job summary

Olympus Property is seeking an Assistant Maintenance Technician in Midland, TX to maintain property facilities and apartment homes to high standards. You will perform plumbing, carpentry, painting, appliance repair, HVAC maintenance, and routine diagnostics, supporting a service team and office staff.

We require at least 2 years of maintenance experience, knowledge of HVAC systems (EPA/HVAC license preferred), and willingness to respond to emergencies.

Qualifications

• Minimum of 2 years of commercial, residential, or apartment maintenance experience.
• Knowledge of HVAC systems; EPA/HVAC license preferred.
• Availability for emergencies as needed; full-time schedule Mon-Fri 9 AM–6 PM.

Responsibilities

• Perform maintenance requests with plumbing, carpentry, painting, appliance repair.
• Preventative maintenance and diagnosis on HVAC units; replace filters and clean coils.
• Repair or replace appliances and fixtures (refrigerators, stoves, washers/dryers, ovens, microwaves).
• Minor to moderate plumbing repairs; repair or replace sink/shower/toilet fixtures.
• Repair or replace electrical fixtures and switches; lock changes and door hardware.

The Assistant Maintenance Technician will work alongside the service team and office teams to ensure that all the repair and maintenance of property facilities and apartment homes meet or exceeds standards.

Your Purpose & General Responsibilities:

• Perform maintenance requests with knowledge of plumbing, carpentry, painting, appliance repair, etc.
• Preventative maintenance and diagnosis on HVAC units, replacing filters, and cleaning coils
• Repair and replace furnished kitchen appliances, refrigerators, stoves, washers and dryers, ovens, and microwaves
• Minor to moderate-level plumbing repairs, replacements, and installation
• Repair or replace sink/shower/toilet fixtures
• Repair or replace electrical fixtures and switches
• Lock changes, lockouts, and replace doors, doorknobs, and lock systems
• Operate various equipment, hand tools, and power tools
• Upkeep and organization of maintenance shop and inventory
• Track service requests and maintenance work performed through software systems
• Assist in maintaining the grounds, interior and exterior common areas, and pools
• Work closely with Lead Maintenance Technician on daily and weekly priorities
• Available as needed for emergency maintenance requests
• Available Full-time, Monday – Friday from 9 AM – 6 PM (hours may vary slightly)
• Minimum of 2 years of commercial, residential, or apartment Maintenance experience
• Knowledge of HVAC systems and/or an EPA/HVAC license
• Available for emergencies as needed

Initial pay range (based on location, experience, etc.): $22- $24/per hour
