Job summary

Milhaus is seeking an on-site Maintenance Technician to repair and maintain mechanical, electrical, plumbing, and grounds equipment across properties. The role supports cash flow, resident relations, and retention, coordinating with Milhaus teams and vendors to fulfill responsibilities.

Required include a minimum of one year of hands-on maintenance experience, a High School Diploma, valid driver's license, and English proficiency.

Qualifications

• Minimum one year demonstrated experience in maintenance and repair of mechanical and electrical systems, plumbing and groundskeeping.
• English language proficiency written and spoken.
• OSHA standards knowledge and environmental safety knowledge.
• Ability to operate a variety of tools and equipment.
• Must be able to lift up to 50 pounds and work in all weather conditions.
• Must maintain 24-hour on-call status.

Responsibilities

• Receives service work orders and completes tasks typically within 24 hours.
• Polices grounds daily and as needed.
• Refurbishes vacant units within five days or less.
• Completes painting, cleaning, grounds work, and related tasks.
• Operates mechanical or electrical equipment and garden tools.
• Assists with preventative maintenance and inspections.
• Reports property losses or incidents promptly.
• Complies with regulations and company policies.

Job Summary

The Maintenance Technician repairs and maintains all mechanical, electrical equipment, plumbing fixtures, structural facilities and grounds of the property. The Maintenance Technician works towards the common goals of satisfactory cash flow, positive resident relations and optimal resident retention. The Maintenance Technician will also regularly communicate with all necessary Milhaus employees, outside vendors and other individuals as deemed necessary to fulfill the responsibilities of the position.

Key Job Duties and Responsibilities

• Receives service work orders, performs required work within the established time frames to ensure service is completed within 24 hours
• Polices grounds as first task daily and throughout day, as needed
• Refurbishes vacant units within five (5) working days or less
• Completes painting, cleaning, grounds work, etc., as needed
• Plants, prunes, weeds, seeds or removes foliage, shrubs, trees or grasses or other grounds work, as requested
• Operates various mechanical or electrical equipment or garden tools
• Assists with completion of preventative maintenance and housekeeping inspections of apartment units
• Reports any property losses or liability related incidents to appropriate parties on a timely basis
• Reports any work-related injuries to appropriate parties on a timely basis
• Complies with all local, state and federal regulations as well as all company policies and procedures
• Completes other duties as assigned by supervisor

Requirements

• Minimum one year demonstrated experience in the maintenance and repair of mechanical and electrical systems, plumbing and groundskeeping.
• High School Diploma or equivalent
• HVAC Certification (preferred or willingness to obtain upon hire) *subject to needs of property deemed by property manager.
• Valid Driver’s License and reliable private transportation
• English language proficiency both written and verbal.
• Knowledge of Equal Housing Opportunity (EHO) requirements and applicable program regulations
• Ability to operate a two-axle motor vehicle
• Must be able to lift up to 50 pounds
• Must be able to perform all duties related to fine detail of mechanical devices
• Ability to operate all necessary tools to perform the essential functions of the position
• Demonstrated experience and working knowledge of OSHA standards and other environmental safety standards
• Ability to perform a variety of duties in all types of weather
• Ability to maintain 24-hour on-call status
