Job summary

Milhaus is seeking a Maintenance Technician to support our multifamily properties in the Indianapolis area. The role entails maintenance and repair of mechanical and electrical systems, plumbing, and groundskeeping to keep units rental-ready.

Responsibilities include grounds care, painting, cleaning, preventative maintenance, and reporting incidents promptly. A HS diploma is required, with HVAC certification preferred or willingness to obtain; travel to properties may be necessary.

Qualifications

• Minimum 1 year experience in maintenance of mechanical/electrical systems, plumbing, and groundskeeping.
• High School Diploma or equivalent required; HVAC certification preferred or willing to obtain.
• Knowledge of OSHA and other safety standards; able to operate a variety of tools and equipment.

Responsibilities

• Receive service work orders and complete tasks within 24 hours.
• Polish and maintain grounds daily; refurbish vacant units as needed.
• Perform painting, cleaning, and grounds work; plant and maintain landscaping.
• Operate mechanical or electrical equipment and garden tools.
• Assist with preventative maintenance and inspections of units.
• Report property losses, incidents, and injuries promptly; follow regulations and policies.
• Maintain 24-hour on-call status as required.

Key Job Duties and Responsibilities

• Receives service work orders, performs required work within the established time frames to ensure service is completed within 24 hours
• Polices grounds as first task daily and throughout day, as needed
• Refurbishes vacant units within five (5) working days or less
• Completes painting, cleaning, grounds work, etc., as needed
• Plants, prunes, weeds, seeds or removes foliage, shrubs, trees or grasses or other grounds work, as requested
• Operates various mechanical or electrical equipment or garden tools
• Assists with completion of preventative maintenance and housekeeping inspections of apartment units
• Reports any property losses or liability related incidents to appropriate parties on a timely basis
• Reports any work-related injuries to appropriate parties on a timely basis
• Complies with all local, state and federal regulations as well as all company policies and procedures
• Completes other duties as assigned by supervisor

Requirements

• Minimum one year demonstrated experience in the maintenance and repair of mechanical and electrical systems, plumbing and groundskeeping.
• High School Diploma or equivalent
• HVAC Certification (preferred or willingness to obtain upon hire) *subject to needs of property deemed by property manager.
• Valid Driver's License and reliable private transportation
• English language proficiency both written and verbal.
• Knowledge of Equal Housing Opportunity (EHO) requirements and applicable program regulations
• Ability to operate a two-axle motor vehicle
• Must be able to lift up to 50 pounds
• Must be able to perform all duties related to fine detail of mechanical devices
• Ability to operate all necessary tools to perform the essential functions of the position
• Demonstrated experience and working knowledge of OSHA standards and other environmental safety standards
• Ability to perform a variety of duties in all types of weather
• Ability to maintain 24-hour on-call status
