Job Summary

This role involves performing technical and mechanical work to ensure the physical aspects of the property meet company standards for safety, cleanliness, appearance, and functionality.

Responsibilities

1. Complete work orders from resident requests and preventative maintenance, diagnosing issues and repairing according to safety standards and codes.
2. Prepare vacant units for leasing by conducting inspections, creating punch lists, coordinating with vendors, and ensuring completion of maintenance tasks.
3. Manage inventory for maintenance supplies, tracking usage, and reordering as needed.
4. Accurately document work performed and maintain records for service requests.
5. Assist in maintaining grounds and common areas, including trash removal, pressure washing, cleaning, and painting.
6. Support cost control by repairing instead of replacing parts and practicing efficient use of resources.

Additional Responsibilities

1. Participate in safety meetings, complete OSHA training, and report incidents promptly.
2. Inspect work of contractors and vendors to ensure quality standards.
3. Conduct routine property inspections to identify safety concerns and maintenance needs.

Qualifications

• EPA Type 1 & II or Universal refrigerant certification (for certified technicians).
• State and local certifications as required.
• Valid driver’s license for operating golf carts on property.

Compensation & Benefits
