Job summary

ZRS Management, LLC is seeking a Maintenance Technician to provide skilled, professional service to residents and support the Maintenance Supervisor in daily tasks. The role involves hands-on maintenance across plumbing, electrical, HVAC, and appliance systems, with turnover duties and ongoing property upkeep.

The position emphasizes safety, timely project execution, and teamwork, with opportunities for advancement to Maintenance Supervisor.

Qualifications

• Requires valid driver's license with acceptable driving record and proof of automobile insurance.
• EPA certification preferred; if required at a property, certification must be obtained within 90 days of start date.

Responsibilities

• Perform independent maintenance repairs to plumbing, electrical systems, heating, cooling, appliances, and related equipment.
• Complete turnover maintenance within 3–5 business days using a turnover checklist (install blinds, replace filters, bulbs, drip pans, door stoppers, caulking, etc.).
• Maintain common areas (sweeping, mopping, vacuuming, trash removal, pressure washing, window cleaning).
• Monitor exterior areas for roof, siding, shutters, and related issues.
• Support a preventive maintenance program for the assigned area.
• Ensure safe condition of all equipment and structures; take ownership of safety.
• Record new tools/equipment in inventory and keep workspace clean and orderly.
• Observe all safety rules and procedures.
