POSITION: Maintenance Technician
TITLE OF IMMEDIATE SUPERVISOR: Executive Director
DEPARTMENT: Maintenance
STATUS: Hourly
SUMMARY
The Maintenance Technician is responsible for handling maintenance and repair of the building and grounds. General management, coordination and supervision includes plumbing, masonry, carpentry, painting, electrical, refrigeration, automobile maintenance, air conditioning, flooring and landscaping. The Maintenance Director ensures that policies and procedures related to facility maintenance, housekeeping, waste management, storage, emergency preparedness and fire safety are implemented and maintained consistently.
QUALIFICATIONS AND EDUCATION REQUIREMENTS
Must be 21 years of or older
High school diploma or GED
Two (2) years of experience in maintenance, preferably in long term care, hospital, home health, or other healthcare facility
Holds a license in air conditioning, heating, or two of the technical trades with related courses in electrical and plumbing
Supervisory experience including hiring staff, coaching, performance management, daily operations supervision, discipline and counseling.
Must successfully clear a background check, TB skin test or x-ray, and health screening
Current CPR certification
Must have a valid driver's license
Current certificate of training for successful completion of the five (5) hour initial fire safety training provided by the Rules and Regulations of the Georgia Safety Fire Commissioner
PRINCIPLE DUTIES AND RESPONSIBILITIES
Maintains cleanliness and tour-readiness of all common areas to include touch-up painting, carpet cleaning and light bulb maintenance and overall housekeeping
Maintains cleanliness of all exterior areas, to include blowing parking areas and walkways free of debris, clearing random trash, organization of space, etc. (daily)
Oversees trash pick-up (maintain clean/sanitary main trash disposal areas) (daily)
Oversees landscape contractor (communication and coordination surrounding all plants and irrigation needs; walkthroughs with landscape maintenance crew (weekly)
Walks property with Executive Director on weekly basis to discuss tour readiness
Performs all apartment turnover to a high standard and within the (48-hr) timeframe established
Actively participates in the Move-In Process for all new residents ensuring a successful and stress- free transition into the community
Ensures an effective maintenance request system is in place with dated documentation
Completes all routine repairs within 48 hours of request, providing personal feedback to requesting party regarding status/completion
Maintains relationships and supervises work with contracted vendors fire system, plumber, electrician, elevator, HVAC and others where needed
Acquires knowledge/understanding of all governmental regulations and ensures compliance
Conducts fire (monthly) and disaster drills (bi-annual) and maintains drill records
Participates in applicable annual inspections
Keeps fire extinguishers updated (monthly)
Ensures emergency alert systems are working properly, utilizing Inspection Log (weekly)
Ensures emergency generator (if applicable) is tested regularly and in good working order (monthly)
Ensures the proper inventory and storage of disaster plan supplies
Maintains records and keeps MSDS book up to date on all products
Trains all employees on safety program, fire drills, and evacuation procedures, including the disaster plan and plan of action for evacuation in an emergency (new hires and refresher in-services)
Maintains availability through a pager or cell phone- Reports to the community in the event of any emergency
Follows the posted schedule of preventative maintenance tasks with appropriate documentation (Preventative Maintenance and Safety Inspection Log monthly)
Maintains all contracts for maintenance/inspections of elevators, boilers, emergency alert system, kitchen safety equipment, fire extinguishers, etc.
Orders maintenance supplies and monitor supply inventory ensuring monthly budgetary compliance (monthly)
Orders housekeeping supplies and monitor supply inventory (monthly)
Orders laundry supplies and monitor supply inventory (monthly)
Maintains the upkeep and cleanliness of the community van
Supervises aquarium and/or water features maintenance (if applicable)
Maintains all facility tools in good working order and keep all maintenance work and storage areas locked, neat and orderly
Follows monthly budget in all areas of responsibility and ensures compliance, utilizing spend-down sheets
Participates in weekly and monthly meetings, as per community calendar
Oversees and supervises Housekeeping Department and staff
Oversees and supervises Maintenance Coordinator/Assistant (if applicable)
Oversees and supervises Laundry Department and staff (if applicable)

Encourages staff to make suggestions on safety practices
Participates in regularly scheduled meetings with, Executive Director, department directors and associates
Participates in of new employees
Participates in volunteer orientations, training and education as requested
Maintains appropriate communication with the Executive Director
Remains updated and communicates state regulation changes to all associates
Ensures compliance with all state and federal regulations (i.e. OSHA)
Participates in the risk management programs
Demonstrates the ability to be innovative and creative and have patience, high energy and resourcefulness in problem solving
Must always be accessible either by phone or email. Email to be checked regularly
Assists as requested by the Executive Director in a dining room during meal times to ensure residents have a positive experience
Must always be accessible either by phone or email - Voice messages and emails are responded to within 24 hours
Participates in the Manager on Duty (MOD) call rotation
Ability to work evenings, weekends and flexible hours when necessary to meet the needs of our residents
Follows Business Casual Dress Code policies as outlined in the employee handbook for community and department specific standards
Only when necessary, uses cell phone solely for conducting Orchard business in common areas of the community; otherwise follows Orchard Phone Policy.
Perform other related duties as assigned.
