POSITION SUMMARY:
As a skilled Maintenance Technician in a residential property management, you will ensure the upkeep and functionality of buildings, equipment, and grounds within a residential community. This role requires a diverse set of technical skills, attention to detail, and effective communication with management. From routine maintenance to emergency repairs, the Maintenance Technician plays a crucial role in maintaining a safe, comfortable, and attractive living environment.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Complete work orders by applying knowledge of building systems such as HVAC, security, sprinkler systems, fire alarms, plumbing, heating, electrical, and related setups to perform maintenance, preventative maintenance, and repairs.
- Use proper construction and maintenance techniques and tools to perform repairs and maintenance, including:
- Vinyl flooring
- Wall molding
- Caulking
- Countertops and cabinets
- Window screens and blinds
- Interior and exterior doors
- Electrical circuits, receptacles, breakers, switches, fuses
- Light fixtures
- Appliances (stoves, refrigerators, washers & dryers)
- HVAC troubleshooting and repairs
- Toilets, sinks, vanities, disposals, drains, sewer lines
- Minor drywall repairs
- Sub-flooring, insulation, wall studs, floor joists
- Gutters, downspouts
- Interior/exterior painting
- Rodent control
- Work mandatory overtime, respond to service calls after hours, and make informed decisions under adverse conditions.
- Assist contractors in completing their work.
- Identify and report hazardous situations to management.
- Maintain building interiors through painting, cleaning, and upkeep.
- Respond professionally to resident complaints.
- Monitor and report on maintenance supplies and needs.
- Maintain equipment, supplies, and company vehicle.
- Assist with eviction processes and resident requests.
- Help grounds staff with snow removal, working overtime as needed.
- Follow safety regulations per training guidelines.
- Perform other duties as assigned.
QUALIFICATIONS
- High School Diploma or G.E.D.
- Type I and II CFC Certification for HVAC
- ACCA Certifications for Refrigerant Transition & Recovery
- OSHA Certification
- 1-2 years of maintenance experience at an apartment complex
- Bilingual in English and Spanish
