We are seeking a Maintenance Technician responsible for the overall maintenance of the physical property and related areas, under the supervision of the Maintenance Supervisor.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

1. Prepare vacant units for move-in, ensuring prompt and efficient completion of service repairs.
2. Perform exterior maintenance including trash collection, light checks, landscape work, custodial tasks, snow removal, and lock-up of amenities as needed.
3. Maintain OSHA compliance, adhering to safety standards and policies.
4. Perform preventative and scheduled maintenance on equipment, recording all activities.
5. Participate in on-call emergencies during evenings, weekends, and holidays.
6. Perform interior repairs such as drywall, painting, blinds, flooring, locks, and appliance repairs.
7. Perform carpentry work including fitting doors, shelves, and installing countertops.
8. Manage personal tools and supplies, maintaining inventory and condition.
9. Respond efficiently and courteously to resident requests and concerns.
10. Maintain a positive attitude, professional appearance, and courteous behavior.
11. Report unusual circumstances to the Community Manager promptly.
12. Perform additional duties safely as required.

Experience/Requirements:

• Education: High School Diploma/GED
• Experience: Prior experience in maintenance, plumbing, HVAC, or similar; apartment maintenance experience preferred.
• Licenses: Valid Driver's License required; CPO/EPA certification desirable.
• Physical Requirements: Frequently lift/move up to 70 lbs, occasionally over 100 lbs; vision abilities required.
• Work Environment: Exposed to outdoor temperatures, mechanical parts, heights, chemicals, and potential electrical hazards; may use personal vehicle.

Compensation & Benefits:

• $22 - $23/hour DOE, monthly bonus, and $500 signing bonus
