Crosswood and 1840 Garden in Eugene, OR is seeking a Maintenance Technician to perform general maintenance, repairs and on-call support for two apartment communities totaling 211 units. The role requires a high school diploma, 1+ year’s multi-family maintenance experience, and ownership of basic hand tools.

Qualifications

• 1+ years of experience in multi-family maintenance.
• Possess your own hand tools.
• General knowledge of maintenance tasks including groundskeeping, snow removal, painting, appliance repair, caulking, minor electrical/plumbing.
• Pool maintenance knowledge if applicable.
• Demonstrates teamwork, good hygiene, integrity and strong customer service.

Responsibilities

• Perform maintenance and repairs across electrical, plumbing, appliances and fixtures.
• Maintain common areas, fixtures, plumbing, and pool equipment.
• Complete work orders within 24 hours of submission.
• Respond to after-hours maintenance emergencies on a rotating schedule.
• Assist with inventory, upkeep of shop and storage areas.
• Coordinate apartment turnovers and communicate schedule with supervisors.

Job Title: Maintenance Technician

FLSA Status: Non-exempt

Employment Type: Full-time

Schedule: Tuesday - Saturday from 8:00am - 5:00pm. Will be part of the region-based rotating on-call schedule for after hour emergencies.

Locations: Two multi-family apartments communities across the street from each other and totaling 211 units:

• Competitive hourly pay range of $22.00-22.00

Administrative :

Asset Preservation:

• Ensure the building is in accordance with all applicable building codes, ordinances, pool
• safety, fire codes, and emergency evacuation regulations
• Perform regularly scheduled inspections of all common areas, fixtures, plumbing,
• appliances, and pools/hot tubs (if applicable)
• Ensure preventative repairs are done on a regular basis
• Ensure that recalled appliances are promptly replaced
• New Resident Preparation:
• Complete apartment turnovers within three days of vacancy
• Communicate with Maintenance Supervisor and Property Manager on turnover schedule
• Ensure apartment turnover time is minimized by conducting pre & post move-out
• inspections

General Maintenance:

• Assist Maintenance Supervisor with sustaining inventory of tools, supplies, and materials
• Assist Maintenance Supervisor with organizing and maintaining an orderly maintenance
• shop and storage areas
• Being on-call for after-hour maintenance emergencies on a rotating schedule, and
• responding immediately
• Completing repairs that may involve, electrical, plumbing, appliances, or general
• Maintenance of pool/spa (if applicable)
• Resident Experience:
• Complete work orders within 24 hours of submission to the community members

What You’ll Need:

• General knowledge of various maintenance functions included and not limited to
• groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical,
• minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors,
• Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer
• service and communication skills, ability to multi-task, resolve conflicts, engage in
• cost/benefit analytical decision-making, and ambition for continuous professional
• development
• Approximately 90% inspecting property grounds, including apartments, building
• structure, landscaping, and signage which may require the ability to climb stairs,
• scaffolds, ladders and maneuver walkways
• Approximately 10% in office environment using computer or tablet and phone
• Frequent lifting, pushing, carrying or pulling of 20-50 pounds
• Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures
