Job summary

Investment Property Group is hiring an Assistant Manager for its Portland, OR area community. The role focuses on leasing activities, resident relations, and rent collection at a 146-unit conventional property, with supervision support from the Community Manager.

You will help ensure policies are followed, community upkeep is maintained, and residents have an excellent experience while contributing to property performance goals.

Qualifications

  • 1+ years’ experience as an assistant manager at a multifamily community of 100+ units.
  • Strong interpersonal skills to foster positive relationships with residents and teammates.
  • Exceptional time management and problem-solving skills.
  • Ability to handle conflict resolution, complaints, and provide high-quality customer service.
  • Experience with rent collection and delinquency management.
  • Demonstrated ability to identify improvement areas and boost efficiency and profitability.
  • Deliver excellent customer service and respond promptly to tenant needs and engagement.
  • Strong verbal and written communication with tenants, contractors and local authorities.
  • Marketing and sales skills to promote vacant units and maintain occupancy.

Responsibilities

  • Represent Investment Property Group in a positive and professional manner at all times.
  • Collaborate with the Community Manager to ensure daily property activities and operations are handled efficiently.
  • Oversee rent collections, maintain ledgers, follow up on delinquent accounts, and coordinate evictions as necessary.
  • Assist with the application and leasing process for new move-ins and renewals and manage waitlists.
  • Conduct daily property walks to inspect common areas and ensure safety and cleanliness; document findings.
  • Perform unit inspections on a regular basis and follow up with corrective actions as needed.
  • Meet with residents to address concerns, requests, and complaints in a timely manner.
  • Maintain professionalism, integrity and respect when interacting with residents, staff, vendors, and stakeholders.
  • Attend meetings, industry activities and regulatory inspections as required.

Position Overview:
  • Job Title:Assistant Manager
  • Salary:$24.00 - $28.00 per hour, depending on qualifications, education, and prior experience
  • Bonus:Leasing and renewal bonuses *bonuses are subject to change based on eligibility and criteria*

Position Summary:

We are seeking a dedicatedAssistant Managerto support the operations atWaverly Gardens Apartments, a146-unitconventional apartment community located inPortland, OR.This role includes assisting with leasing activities, resident relations, and rent collection, while ensuring compliance with property policies and procedures. The Assistant Manager also helps ensure the community is well maintained and provides excellent customer service to residents and applicants while supporting the Community Manager in meeting property performance goals.

How you will make an impact:
  • Represent Investment Property Group in a positive and professional manner at all times.
  • Work alongside the Community Manager to ensure daily activities, resources of the property, and operational tasks are handled efficiently.
  • Oversee rent collections, maintain accurate ledgers, manage follow-up on delinquent accounts, and coordinate eviction proceedings as necessary.
  • Assist with the application and leasing process for new move-ins and renewals and waitlist management, ensuring accuracy, compliance, and a positive resident experience.
  • Conduct daily property walks to inspect common areas, ensuring they are clean, safe, and well-maintained; document findings and take appropriate corrective action.
  • Performs annual or more frequent inspection of units and follow ups; document findings and take appropriate corrective action.
  • Meet with and respond to resident concerns, requests, and complaints.
  • Maintain a high level of professionalism, integrity and respect when interacting with residents, team members, vendors, and community stakeholders.
  • Attend and participate in professional activities, meetings, organizations, and regulatory agency meetings or inspections.
Qualifications & Requirements:

  • Experience with rent collection and delinquency management.
  • Be able to identify areas for improvement and offer suggestions to improve the efficiency, productivity, and profitability of the property.
  • Ability to deliver excellent customer service, including responsiveness to tenant needs and community engagement.
  • Strong verbal and written communication skills to interact with tenants, contractors, and local authorities.
  • Marketing and sales skills to promote vacant units and maintain high occupancy rates.
  • A positive attitude.
  • Must have a valid driver's license.
