JOB DESCRIPTION SUMMARY

This position involves performing technical and mechanical maintenance to ensure the physical integrity and appearance of an active adult community. Responsibilities include maintaining buildings, grounds, amenities, and common areas to high standards of cleanliness, safety, and functionality, supporting a vibrant, safe, and welcoming environment that enhances residents' lifestyles.

JOB RESPONSIBILITIES

1. Completes work orders and preventative maintenance: Diagnoses issues, repairs according to policies, safety standards, and codes.
2. Prepares units for leasing: Conducts pre-move-out inspections, creates punch lists, schedules vendors, and completes maintenance tasks.
3. Manages supplies and materials: Tracks inventory, returns unused items, and reports re-order needs.
4. Documents work: Completes paperwork accurately and promptly for tracking and record-keeping.
5. Maintains grounds and common areas: Performs cleaning, trash pickup, pressure washing, and painting as needed.
6. Supports cost control: Fixes parts instead of replacing, minimizes waste, and uses tools properly.

ADDITIONAL RESPONSIBILITIES

1. Participates in safety meetings and training, reports incidents promptly.
2. Inspects contractor and vendor work for quality and compliance.
3. Conducts routine property inspections for safety, repairs, and maintenance needs.

REQUIRED LICENSES AND CERTIFICATIONS

• EPA Type 1 & II or Universal refrigerant recycling certifications (for certified technicians).
• State and local certification as required.
• Valid driver’s license for operating golf carts as needed.
