JOB DESCRIPTION SUMMARY

This position involves performing technical and mechanical maintenance to ensure the physical integrity and appearance of an active adult community. Responsibilities include maintaining buildings, grounds, amenities, and common areas to standards of cleanliness, safety, and functionality, supporting a vibrant and welcoming environment for residents.

JOB DESCRIPTION

Essential Responsibilities:

1. Complete assigned work orders, diagnose issues, and perform repairs according to policies, safety standards, and codes.
2. Prepare vacant apartments for leasing through the make-ready process, including inspections, creating punch lists, scheduling vendors, and inspecting completed work.
3. Manage materials and supplies, track inventory, and notify supervisors for reordering.
4. Document service requests accurately and timely.
5. Assist in maintaining grounds and amenities, including trash removal, pressure washing, cleaning, and painting.
6. Support cost control by repairing rather than replacing parts and practicing resourcefulness.

Other Responsibilities:

1. Follow safety policies, participate in safety meetings, and report incidents promptly.
2. Inspect work performed by contractors and vendors for quality and compliance.
3. Conduct routine inspections to identify safety concerns and communicate needs to management.

Required Licenses or Certifications:

• EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
• All certifications required by State and Local jurisdictions.
• Valid driver’s license for operating golf carts as needed.
