Job summary

Ackermann Group is seeking a full-time Maintenance Technician 3 for Trellises Apartments, a 301-unit community in Florence, Kentucky. You will troubleshoot and repair electrical, plumbing, carpentry, and HVAC systems, manage turnovers with contractors, and maintain inventory across the property.

The ideal candidate has EPA Type I & II certification, a valid driver's license, and strong customer service skills.

Qualifications

• Must have broad knowledge of general maintenance and the ability to troubleshoot across multiple trades.
• Ability to manage contractor services and maintain parts inventory.
• Experience with pools, plumbing, electrical, carpentry, appliances, HVAC, painting is preferred.

Responsibilities

• Perform interior and exterior building and grounds maintenance and some light janitorial duties.
• Troubleshoot and repair across multiple trades (Plumbing, Electrical, Carpentry, Appliance Repair, HVAC, Painting).
• Schedule unit turnovers with contractors and manage related inventory.
• Respond to resident service requests and assist with move-in/out inspections.

What we’re looking for:

We are seeking a full-time Maintenance Technician 3 to join our team at the Trellises Apartments , a 301-unit community located in Florence, Kentucky. As a Maintenance Technician 3 at Ackermann Group, you must possess strong tactical and technical ability to effectively & efficiently troubleshoot and repair all operational, mechanical, and structural needs of the property including but not limited to: pools, plumbing, appliance, electrical and carpentry. They must possess adequate proficiency and communication skills to deliver excellent customer service. This role requires the ability to work with minimal supervision, familiarity with a maintenance budget, and sufficient financial and organizational acumen to effectively manage contractor services and parts inventory. Additional responsibilites include:

• Physical activities related to interior and exterior building and grounds maintenance and light duty janitorial.
• Performing intermediate level troubleshooting and repairs across the spectrum of maintenance trades (i.e. Plumbing, Electrical, Carpentry, Appliance Repair, HVAC & Painting).
• Scheduling unit turnovers with approved contractors.
• Managing inventory associated with unit turnovers.
• Carrying out repairs and/or solutions for resident generated service requests.
• Participating in snow event preparation and removal.
• Responding to periodic after hours "emergency" maintenance requests.
• Pool water management if applicable.
• Participating in move-in/out inspection process.
• Leveraging Ackerman technology and software to document, manage and report on maintenance related activities.
• Participating in coordination and execution of the property’s preventative maintenance plan.
• Taking responsibility for other work-related tasks as assigned by Community Manager or Maintenance Supervisor.

The ideal Maintenance Technician 3 will have:

• Availability to work full-time: Monday - Friday, 8:00am - 5:00pm with emergency on-call rotation as designated by the Community Manager
• 1 or more years of related experience that demonstrates a broad knowledge of general maintenance
• EPA Type I & II certification required
• CPO and CAMT certifications preferred
• Aquatherm system experience preferred
• Exceptional attention to detail
• A positive, team-oriented attitude
• A valid driver’s license with proof of insurance
• High school diploma or equivalent
