Job description

Job Description Guardian has a need for a Full-Time Maintenance Technician to join our team at East Fair Terrace! East Fair Terrace is an affordable (HUD) apartment community in Gresham, OR with 100 units.

Primary Responsibilities
  1. Support Community Managers by ensuring site safety and completing property maintenance to maintain excellent curb appeal and property quality.
  2. Prioritize and process work orders, including urgent and routine maintenance of property and apartment units.
  3. Ensure all maintenance work complies with OSHA regulations and Guardian policies.
  4. Coordinate with staff and vendors to provide outstanding customer service and proactive property maintenance.
  5. Complete all required paperwork and reports timely.
Candidate Profile

We seek a dynamic self-starter who is organized, professional, and communicative. Must have at least one year of experience in property maintenance, building engineering, or a related field. Must own or have access to a properly insured vehicle, with a valid driver’s license and insurance.

  • Schedule: 40 hours/week, 8:00AM - 5:00PM
  • Compensation: $24-27/hr + Benefits

Qualifications
  • High school diploma or GED
  • Attention to detail and organizational skills
  • One year of property maintenance or related experience
  • Own tools and materials needed for the job
  • Fluent in English (reading, writing, speaking)
  • Effective communication skills
  • Ability to complete training and attend sessions as required
  • Valid driver’s license and insurance
  • Pool certification (CPO) may be required if applicable
Essential Functions
  1. Represent Guardian professionally at all times.
  2. Support property management obligations.
  3. Maintain compliance with laws and regulations.
  4. Inspect property grounds daily for cleanliness and curb appeal.
  5. Identify and report repairs or liabilities.
  6. Respond to service requests and complete work orders promptly.
  7. Keep accurate records of property conditions and maintenance activities.
  8. Inspect property and coordinate with vendors.
  9. Be available for emergencies after hours and on weekends on a rotating basis.
  10. Communicate effectively with supervisors.
  11. Perform or coordinate maintenance of pools and spas if applicable.
  12. Maintain confidentiality of all company information.
  13. Accurately record time worked and adhere to guidelines.
  14. Perform other duties as assigned.
