Scope
A Maintenance Technician in property management is responsible for performing a variety of repairs and maintenance tasks across residential or commercial properties, including plumbing, electrical, HVAC systems, carpentry, and general upkeep. The role responds to resident/tenant service requests and ensures the overall functionality and appearance of the property through routine inspections and preventative maintenance procedures. On‑call availability for emergencies is often required.
Key Responsibilities
- Diagnose and repair plumbing issues such as leaky faucets, clogged drains, and toilet malfunctions.
- Troubleshoot electrical problems, including faulty outlets, lighting fixtures, and wiring.
- Service HVAC systems and address heating, cooling, and air‑filtration issues.
- Perform basic carpentry repairs: door and cabinet replacements, drywall patching, trim work.
- Address appliance malfunctions and conduct minor painting and touch‑up work.
- Conduct preventive maintenance: inspect building systems (plumbing, electrical, HVAC, fire safety), check exterior components (windows, doors, siding), maintain landscaping, and replace worn parts.
- Respond promptly to resident maintenance requests and work orders; communicate status updates; prioritize urgent repairs and emergencies.
- Maintain accurate records of work orders, repairs completed, parts inventory, and inspection reports.
- Coordinate with contractors for larger projects and vendor management, obtaining quotes and overseeing work completion.
- Adhere to safety protocols, building codes, and safety regulations.
- Provide on‑call availability for emergency repairs as required.
- Assist with other duties as assigned by the supervisor.
Qualifications
- Proficient knowledge of basic plumbing, electrical, HVAC systems, carpentry, and general maintenance practices.
- Strong problem‑solving skills: diagnose issues, troubleshoot problems, and find effective solutions.
- Physical ability to perform manual labor, lift heavy objects (50–100 lbs.), climb ladders, and work in confined spaces.
- Customer‑service orientation: commitment to timely, quality service to residents.
- Time management: prioritize tasks, manage multiple work orders, and meet deadlines.
- Valid driver’s license and reliable transportation to travel between properties.
Physical Requirements and Work Environment
- Primarily works outdoors and indoors at various residential or commercial properties.
- Exposure to various weather conditions.
- Lifts 50–100 lbs. following safety procedures.
- Stands, walks, climbs stairs, and works in tight spaces for extended periods.
- Communicates effectively in spoken and written form.
- Navigates the property/building quickly and easily to meet job functions.
- Detects auditory and/or visual emergency alarms.
Education & Experience
- High school diploma or equivalency.
- Minimum of two (2) years’ general experience in building trades.
- Bilingual preferred.
- Proficient in Microsoft Office Suite.
Compensation
$18–$19 per hour (based on experience) plus 5% quarterly bonus and 20% housing discount.
