Job Summary:
The Maintenance Technician is responsible for performing a wide range of maintenance and repair tasks to ensure the smooth operation and appearance of residential properties. This role involves responding to maintenance requests, performing routine inspections, and addressing various repair issues in a timely and efficient manner.
Responsibilities:
- Ensure that all maintenance tasks, including preventive, corrective, and emergency repairs, are performed efficiently and to high standards.
- Conduct pre- and post-move-out inspections.
- Manage unit move-out/in turns.
- Regularly inspect residential units and common areas to identify and address maintenance issues such as HVAC, plumbing, electrical systems, and appliances.
- Perform repairs and replacements as needed, including fixing leaks, replacing fixtures, and repairing electrical components.
- Respond promptly to emergency maintenance requests and take appropriate action.
- Maintain accurate records of maintenance activities, work orders, repairs, and inventory.
- Communicate effectively with tenants regarding maintenance needs and updates.
- Adhere to safety standards and regulations, ensuring work areas are safe and clean.
- Monitor and manage inventory of supplies and tools.
- Coordinate with property managers and team members to schedule maintenance and support property management objectives.
Required Skills:
- Proven experience in maintenance or related fields, preferably in residential properties.
- Strong knowledge of plumbing, electrical, HVAC, carpentry, and general repairs.
- Excellent problem-solving skills.
- Effective verbal and written communication skills.
- Physical ability to lift, climb, and work in various conditions.
- Attention to detail and commitment to quality workmanship.
Education:
- Relevant certifications or licenses (e.g., HVAC certification, electrical license) are preferred but not required.
Physical Requirements:
- Ability to lift and carry up to 50 pounds.
- Capability to perform physical tasks such as climbing ladders, standing for extended periods, and working outdoors in various weather conditions.
