Job summary

Asset Living is seeking a Maintenance Technician to support our property maintenance program, handling routine, preventive, emergency, and cosmetic tasks under the supervision of the Maintenance Supervisor and Community Manager.

Duties include on‑site community maintenance, unit repairs, grounds and pool upkeep, safety compliance, and on‑call response to emergencies, with focus on resident satisfaction and efficient use of tools and materials.

Qualifications

  • High School Diploma or Equivalent.
  • Basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Responsibilities

  • Respond promptly to resident or management requests and work orders.
  • Perform routine, preventive, emergency and cosmetic maintenance.
  • Maintain grounds, buildings, and common areas.
  • Inspect facilities for hazards and safety compliance.
  • Assist with make‑ready tasks and on‑call emergency response.
  • Follow safety standards and OSHA guidelines.

Job description

MAINTENANCE TECHNICIAN

The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Technician is also responsible for the make‑ready process in a manner consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Community Maintenance: regular/daily onsite attendance required; respond to resident or management requests and work orders for community common areas, buildings, and units promptly
  • Repair and replacement duties for common areas and units; assist with scheduling and performance of all maintenance/repair‑related turn events
  • Daily exterior clean‑up of community grounds, breezeways, and all common areas
  • Swimming pool maintenance, cleaning, and accurate chemical log upkeep
  • Inspection of grounds, buildings, and other community features daily to identify, minimize, and correct hazardous conditions or liability concerns
  • Maintain preventative maintenance program to extend community life while minimizing future repairs
  • Follow asset key policy; keep maintenance shop well‑organized and properly stocked; adhere to safety standards and OSHA guidelines
  • Assist the Maintenance Supervisor with hazard communications program, safe work practice training, and equipment/supply inventory monitoring
  • Participate in unit inspections and general upkeep of office, common areas, and model unit
  • Report observed violations of community rules and regulations to the Maintenance Supervisor or Community Manager
  • Participate in on‑call emergency response at community
  • Utilize property resources, equipment and supplies economically; perform additional tasks requested by Maintenance Supervisor and Community Manager
  • Customer & Resident Relations: provide excellent customer service, monitor service request turnaround and responsiveness, project a favorable image of the community, ensure consistency in residents’ interactions, and enforce delegated policies
Education & Experience
  • High School Diploma or Equivalent
  • Basic understanding of on‑site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
  • Regular movement between work sites; frequent ladder, stairs, ramp, and step stool use; ability to perform tasks in tight and confined spaces; traverse flat and uneven terrain; work overhead or reach; adjust or move objects of 100+ lbs; lift and place objects of 100+ lbs; operate machinery and power tools; operate motor vehicles or golf carts
  • May be exposed to outdoor weather elements and hazardous chemicals; may be required to work overtime, weekends, and night hours during on‑call property emergencies
  • Occasional standing or sitting for prolonged periods
License & Equipment
  • Must have reliable transportation due to emergency on‑call requirement
Salary Range

$20 per hour to $27 per hour

Compensation decisions consider skill set, background, training, certifications, and relevant experience.
