Job summary

Community Unit School District 200 is seeking a dedicated maintenance technician/grounds keeper to maintain district buildings, equipment and grounds. Work hours are 7:00 AM to 4:00 PM for the first shift or 3:00 PM to 11:30 PM for the second shift, with an on-call rotation for emergencies.

The role requires a minimum of 3 years of professional maintenance or grounds-keeping experience, a high school diploma or equivalent, and a valid driver's license (not CDL).

Job description

POSITION DEFINITION

Under the general direction of the Director of Facility Services and the Facility Management Team, works independently to maintain buildings, equipment and grounds for Community Unit School District 200 and is committed to customer satisfaction for all shareholders in the CUSD 200. This position is responsible to be on call per rotation schedule for emergency service as assigned by the Director of Facility Services or assignee. A minimum of 3 years experience as a professional maintenance technician or grounds keeper is mandatory for this position. A High School diploma or equivalent is necessary. A valid driver's license (Not a CDL position) is obligatory as well as the ability to communicate verbally and in writing in English. Expected hours of work will be 7 AM to 4 PM for first shift or 3 PM to 11:30 PM for second shift. The regular full-time workweek shall be defined as consisting of not more than five (5) consecutive days per week during the period of Monday through Saturday. Performance of this job will be evaluated annually by the Director of Facility Services or assignee in accordance with provisions of board policy.

Key Functions

Key Function A Buildings

Authority/Responsibility Maintain, diagnose and repair all aspects of Community Unit School District 200 buildings or designated locations as requested or required to maintain operating excellence for these sites.

Representative Activities

• Construct, repair and modify furniture, cabinets, counters, shelving units, bulletin boards, desks, tables, partitions and school office equipment and furniture.
• Replace broken windows and glass as well as glaze widows as requested.
• Assist remodeling projects that include basic carpentry, masonry, plumbing, painting, installing vinyl cove base and electrical projects under the management of the Facility Services Management Team.
• Ability to locate mechanical system main shut offs, gas, electric, water, sprinkler system.
• Duties as assigned. Work schedule will vary according to season and specific position assignment.
• Ability to detect leaks and replace ceiling tile and inform Facility Services.
• Repairs, modifies, installs and maintains all door hardware equipment, closers, hinges, panic bar systems, glass, frames, ADA compliant door systems, cylinders, locks, fire door coordinators, cores and other door hardware.

Key Function B Equipment

Authority/Responsibility Maintain, repair and correctly use Community Unit School District 200 assigned equipment to sustain a safe and secure work area.

Representative Activities

• Make basic calibrations of valves and controls for all HVAC equipment as well as the ability to operate building automation systems.
• Perform preventative maintenance on all mechanical equipment. Ability to learn new methods and systems.
• Repair building equipment and machinery.
• Service all electrical supply and lighting equipment.
• Service all plumbing fixtures and systems.
• Ability to operate all hand, power tools and equipment to complete assigned tasks.
• Can assist school performing fore alarm drill, take alarm out of service, activate alarm, acknowledge, reset system, and make proper arrangements for this test with the monitoring company.
• Ability to perform emergency generator preventive maintenance inspection.
• Install new phone lines or data lines using Cat5 wire as well as test phone lines for operation and tone.
• Walls partition as in gym and Multi Purpose rooms must be able to inspect / adjust / repair.
• Ability to locate mechanical system main shut offs, gas, electric, water, sprinkler system.
• Trouble shoot security alarm system devices as well as operates fire alarm systems, acknowledge alarms, silence trouble, system test and reset panels.
• Ability to inspect and complete preventive maintenance tasks on district vehicles as well as the ability to change motor oil filter and motor oil on district vehicles.

Key Function C Grounds

Authority/Responsibility Activities involved include the preservation, development and care of all grounds, drives, walks and parking areas of Community Unit School District 200 buildings or designated locations as requested or required to maintain operating excellence for these sites.

Representative Activities

• Complete assigned lawn care tasks, mowing, weed removal, aerating, slit-seeding.
• Playground Care - Checks conditions of playground equipment and repairs or replaces as needed. Maintains safe ground covers in all play areas and does required repairs to continue safety. Maintain playground fixtures to be in good working order.
• Snow Removal - assist with snow removal. Operates a snowplow or snow blowing equipment to remove snow from roads, walks, and parking at all designated sites. Shovels snow as needed. Salts areas by hand or with salting equipment.
• Mulch flower beds, paths, playgrounds, other as applicable.
• Asphalt maintenance inspect / adjust / repair as well as line striping.
• Assist in special events set-up and removal as well as special projects including Grounds Recovery work.
• Cultivating, pruning and trimming of landscape trees and shrubs as well as appropriate fertilization as directed.

Key Function D Custodial

Authority/Responsibility Clean and maintain Community Unit School District 200 buildings or designated locations as requested in order maintain operating excellence and safety.

Representative Activities

• Ability to maintain custodial building equipment by doing routine maintenance, inspections and cleaning.
• Assist with correcting Indoor Environment Concerns (IEQ), understands districts policy and maintains this policy.
• Understands and reads product manuals, use of all safety equipment, including guards and protective clothing as required to do custodial work.
• Interior and exterior trashcans need to be inspected / adjusted / repair on a regular basis.
• Is able to work in a 'team environment' supporting others to keep the site secure and safe.
• Able to work with the various stakeholders in CUSD 200 as well as outside renters to properly service and support events that are scheduled to be held at Community Unit School District 200 buildings or designated locations.

Key Function E Knowledge And Physical Requirements

Authority/Responsibility Knowledge and Physical Requirements are an essential part of this position. Certain guidelines must be adhered to ensure comprehensive service in the school environment and continuous work safety at Community Unit School District 200 buildings or designated locations.

Representative Activities

• Must be able to climb ladders and scaffold as well as climb and place scaffold systems on roofs.
• Must be able to bend and flex to inspect tunnels, cabinetry, boilers, excavations, cavities above ceilings, and other facility features.
• Must have sufficient physical strength to handle heavy materials. Lifting to 100 pounds is expected occasionally lifting of between 50 and 75 pounds occurring frequently without assistance.
• Must be able to properly use of all safety equipment, including guards, harnesses and protective clothing as required depending on the scope of the work required.
• Must be able to tolerate noise, smoke, fumes and heat may as they might happen at a typical job site.
• Ability to tolerate weather extremes of heat in summer, cold in winter, rain, and dusty conditions as is typical of the Midwest.
• Ability to operate mechanized equipment 8 hours per day without other assignment.
• Must be able to read blue prints, manuals and other technical information as it relates to job needs.
• Ability to follow verbal instructions to complete projects in a timely fashion.
