Maintenance Technician – Wheat Ridge Town Center (Full Time)
Location: Wheat Ridge Town Center & Town Center North, Wheat Ridge, CO.
Position Overview
Responsible for performing repairs, troubleshooting property systems, preventive maintenance, and ensuring compliance with Affordable Housing programs. Requires availability for emergency maintenance calls 24/7 when scheduled.
Essential Duties and Responsibilities
- Perform repairs, troubleshoot systems, and complete preventative maintenance.
- Use standardized diagnostic approaches for preventative maintenance and system troubleshooting.
- Execute on-site basic repairs including HVAC systems, appliances, water heaters, facility electrical systems, plumbing systems, and other equipment.
- Assist in training groundskeepers and entry-level maintenance technicians.
- Troubleshoot all property systems and oversee repairs.
- Conduct maintenance-related inspections, including building and alarm systems, and assist in preparing the property for regulatory inspections.
- Perform preventive maintenance: winterize facilities to prevent freeze damage, inspect HVAC systems, winterize pool equipment, clean pools, maintain proper chemical balance, and ensure lights/HVAC off in vacant units daily.
- Inspect vacant units, ensure turnovers are completed, and paint as needed.
- Inspect subcontracted service providers and document work quality.
- Walk grounds and common interior areas daily to remove litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces.
- Remove snow and ice from sidewalks, walkways, steps, and driveways.
- Attend and complete all required training.
- Complete repairs as directed.
- Perform administrative duties: record maintenance requests, respond to them, use proper forms, and maintain inventory of parts.
- Move heavy equipment safely using proper equipment.
- Ensure property compliance with all applicable Affordable Housing programs, including HUD, USDA, RD, LIHTC, HOME and other state and local programs.
- Perform other duties as assigned.
Education and Work Experience Requirements
- Two (2) years of maintenance experience or equivalent combination of education and work experience.
- HVAC and/or EPA certification preferred.
- Previous multifamily experience preferred.
- Certified Pool Operator (CPO) certification preferred.
Pay Range
USD 24.00–25.00 per hour.
