Job summary

Morgan Properties is seeking a hands-on Maintenance Technician for a 308-unit community in Webster, NY. You will diagnose, repair, and maintain plumbing, electrical, drywall, appliances, HVAC, and carpentry while delivering exceptional service to residents.

Responsibilities include apartment turns, preventative maintenance, and coordinating with the team to meet work orders. A driver's license and ability to live within reasonable commute are required, HVAC certification preferred.

Qualifications

• Active, valid driver's license and a personal vehicle.
• One or more years of apartment maintenance experience or related trade.
• HVAC certification preferred but not required.

• Troubleshoot and repair residential maintenance issues including plumbing, electrical, drywall, appliances, HVAC systems, and general carpentry repairs.
• Complete service requests efficiently while helping the team meet resident-focused work order goals.
• Perform apartment make-readies, unit turns, and preventative maintenance projects.
• Support grounds maintenance and seasonal property upkeep; respond to after-hours maintenance emergencies when on call.

From drywall and sheetrock repairs to plumbing, electrical troubleshooting, apartment turns, and preventative maintenance, you'll help ensure our community remains a place resident are proud to call home.

As a Maintenance Technician at Morgan Properties, you will:

• Troubleshoot and repair residential maintenance issues including plumbing, electrical, drywall, appliances, HVAC systems, and general carpentry repairs.
• Complete service requests efficiently while helping the team meet our resident-focused work order completion goals.
• Perform apartment make-readies, unit turns, and preventative maintenance projects.
• Support grounds maintenance, seasonal property upkeep, and snow removal activities as needed.
• Respond promptly to maintenance requests while delivering outstanding customer service to residents.
• Communicate professionally with residents, office staff, and teammates regarding repair status and community needs.

Compensation & Incentives

• Base Pay: $22.00 - $24.00/Hr
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• On-Call Appreciation: $15/day for holding the on-call phone

• Generous Paid Time Off, including 10 holidays per year and sick leave
• Monday - Friday: 8:00 AM - 4:30 PM
• Rotating on-call schedule approximately every 3-4 weeks as part of a community support team.
• Must be available to respond to after-hours maintenance emergencies when on call.
• Schedule subject to change based on business needs.

What We’ll Expect From You

• Active, valid driver's license and a personal vehicle.
• Ability to live within a 30-minute commute of the property.
• One or more years of apartment maintenance, residential maintenance, facilities maintenance, construction, or related trade experience.
• Working knowledge of drywall/sheetrock repair, plumbing, electrical troubleshooting, and general maintenance repairs.
• Strong diagnostic and problem-solving skills with a customer-service mindset.
• HVAC/EPA/CFC certification preferred but not required.
• Ability to work independently while contributing to a collaborative, team-focused environment.

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
