Venterra Realty in Wesley Chapel, FL is seeking a Maintenance Technician to join our Avasa Grove West property. You will handle responsive and preventive maintenance across units and common areas, ensuring safety, quality, and resident satisfaction.

Responsibilities include completing work orders within time guarantees, performing HVAC, electrical, plumbing, carpentry repairs, and supporting the Maintenance Manager. On-call rotation and flexible scheduling required.

Qualifications

• Proven experience in multifamily property maintenance or facilities management.
• HVAC certification required; CPO certification preferred.
• Flexible schedules and willingness to participate in an on-call rotation.

Responsibilities

• Perform maintenance and repairs including HVAC, electrical, plumbing, carpentry, drywall, appliances and exterior structures.
• Conduct routine inspections and preventative maintenance on equipment, tools and common areas.
• Assist the Maintenance Manager in daily operations.
• Prepare vacant apartments per the Total Quality Make Ready program as needed.
• Work independently while maintaining company standards and resident satisfaction.
• Provide emergency/on-call maintenance support as needed.
• Support the team with other duties to maintain resident satisfaction and property standards.

ROLE: Maintenance Technician REPORTS TO: Maintenance Manager LOCATION: Avasa Grove West

KEY JOB RESPONSIBILITIES

• Complete resident work orders promptly, ensuring quality service and adherence to the 24- and 48 - hour guarantees where applicable.
• Perform maintenance and repairs, including HVAC, electrical, plumbing, carpentry, drywall, appliances, and exterior structures.
• Conduct routine inspections and preventative maintenance to keep equipment, tools, and common areas in top condition.
• Assist the Maintenance Manager in daily operations.
• Prepare vacant apartments for new residents by completing repairs, cleaning, and ensuring all features are in working order per our Total Quality Make Ready (TQMR) program as needed.
• Work independently while following company standards, demonstrating attention to detail, and maintaining a commitment to resident satisfaction.
• Provide emergency and on-call maintenance support as needed.
• Support the team with other duties as needed to maintain resident satisfaction and property standards.

CANDIDATE PROFILE

• Proven experience in multifamily property maintenance, facilities management, or a related field.
• HVAC certification required ; CPO certification preferred.
• Strong leadership and communication skills .
• Strong organizational and time-management skills .
• Ability to work flexible schedules, including participation in an on-call rotation.
• Lifting/carrying (supplies, equipment, etc.):
  • Over 75 lbs. Rare need
  • 25 – 75 lbs. Occasional need
  • 1 – 25 lbs. Constant need
