Job summary

Venterra Realty is seeking a Maintenance Manager for The Parker in Edmond, OK. You will oversee property maintenance, lead the maintenance team, and ensure safety, quality, and efficiency across units and common areas.

You will drive preventative maintenance, mentor staff, and coordinate with vendors on repairs and capital projects, while supporting resident experience and on-site operations.

Qualifications

• Leadership experience with a team in multifamily maintenance.
• HVAC certification is required; CPO is preferred.
• Strong troubleshooting skills for HVAC, plumbing, electrical and appliances.
• Solid knowledge of OSHA and safety protocols.

Responsibilities

• Oversee property maintenance, including tickets, inspections, repairs and preventative maintenance.
• Lead recruiting, mentoring and performance review processes.
• Foster high accountability and clear expectations within the team.
• Ensure compliance with OSHA, EPA, ADA, Fair Housing and safety regs.
• Monitor budgets, manage inventory, and coordinate with contractors.
• Provide emergency/on-call maintenance support.
• Support resident satisfaction and property standards.

ROLE: Maintenance Manager

REPORTSTO: Regional Maintenance Manager

LOCATION: The Parker

THE OPPORTUNITY

The Maintenance Manager oversees property maintenance, ensuring efficient repairs, safety, and quality standards. This role troubleshoots issues, leads preventativemaintenance, and mentors the team. Additionally, they collaborate with property leadership to improve operations and enhance the resident experience.

KEY JOB RESPONSIBILITIES

• Oversee property maintenance, including service ticket completions, inspections, repairs, preventative maintenance, unit turns, and upkeep of apartments and common areas.
• Lead maintenance team recruiting, mentoring, and employee performance/compensation review processes as required.
• Foster a high-performance culture by setting clear expectations, mentoring, providing feedback, and driving accountability within the maintenance team.
• Ensure compliance with OSHA, EPA, ADA, Fair Housing, and other safety regulations while identifying and addressing hazards.
• Monitor budgets, control inventory, and coordinate with vendors and contractors for repairs and capital projects.
• Provide emergency and on-call maintenance support as needed.
• Support the team with other duties as needed to maintain resident satisfaction and property standards.

CANDIDATE PROFILE

• Extensive experience in multifamily maintenance or related field.
• Leadership experience and ability to train and mentor staff.
• HVAC certification required; CPO certification preferred.
• Strong troubleshooting skills for HVAC, plumbing, electrical, and appliances.
• Knowledge of OSHA regulations and safety protocols.
• Strong organizational and time-management skills.
• Ability to work flexible schedules, including participation in an on-call rotation.
• Lifting/carrying (supplies, equipment, etc.):
  • Over 75 lbs. Rare need
  • 25 – 75 lbs. Occasional need
  • 1 – 25 lbs. Constant need
